Let's talk about home inspections. What is it? What are some common misconceptions?

❓ An inspection is simply a review of the home. An inspector will review all parts of the home and report any findings.

❌ A home inspection is not a pass or fail. It is simply a report. Both buyers and sellers are emotional about it.

❌ There is no perfect house. There will always be something "wrong" with a house. It's up to the buyers and their realtor to determine if these are major items and what, if anything, they want to have repaired.

✅ Small items can feel like a big deal, but is it worth blowing up the sale over? In some cases, like FHA or VA loans, small items like chipping or peeling paint, or a missing handrail must be repaired in order for the loan to close. With a conventional loan, these are optional. Many homebuyers can make minor repairs, or know someone who can.

❌ Sellers are not required to fix everything on the inspection. This is where negotiation comes in. Sellers are actually not required to fix anything. They can say they're not going to fix it and the sale can die. It's their perogative, but those things will need to be disclosed when the home goes back on the market, if it does, so it's in everyone's best interest to negotiate repairs.

✅ Negotiations can get tense and are often very emotional. Sellers don't want to think their house is "bad" and buyers don't want to buy a "bad" house. Negotiations can look like a few things being repaired or replaced and others are not addressed. It can look like a credit for the items that need to be repaired or replaced and the buyer deals with these items after closing. There should be give and take on both sides.
