Good news!
The Urban Pioneer+ Program provides down payment assistance to qualified first-time homebuyers with low-to-moderate incomes purchasing an eligible single-family home or condominium located within the City of Port Huron.

The program provides up to $24,999 in down payment assistance. The amount of assistance is determined based on the applicant's financial need using a HUD-approved evaluation tool. Applicants are not guaranteed to receive the maximum $24,999 in assistance. Assistance is subject to program eligibility requirements and the availability of funding.

The Urban Pioneer+ Program is federally funded through the U.S. Department of Housing and Urban Development (HUD) HOME Investment Partnerships Program and is administered by the City's Office of Community Development.

To qualify, applicants must meet program requirements, including:

Be a first-time homebuyer, generally defined as having not owned real estate within the previous three years.
Meet HUD income eligibility requirements, generally at or below 80% of Area Median Income (AMI), adjusted for household size.
Purchase an eligible single-family home or condominium located within the City of Port Huron.
Obtain mortgage pre-approval through an eligible conventional, FHA, or VA loan.
Meet applicable debt-to-income, asset, and borrower investment requirements.
Complete an approved homebuyer education course.
Submit a complete application and required documentation at least 30 days prior to the anticipated closing date.
UP+ assistance may be used toward the down payment, closing costs, and allowable prepaid items associated with the first mortgage.

The assistance is provided as a 0% interest, deferred-payment loan secured by a subordinate mortgage lien on the property. The loan is forgivable after a five-year affordability period provided all program requirements are met. The home must remain the applicant's primary residence during the affordability period. If the property is sold, rented, transferred, or no longer used as the applicant's primary residence during this period, repayment may be required in accordance with the City's recapture policy.

Funding is limited and assistance is provided on a first-come, first-served basis to applicants who submit a complete application and meet all program requirements.

Funding for the program is limited and certain restrictions apply. Please contact the Community Development Office at (810) 984-9736 for current program availability and additional information.
