⚠️ THE “10 SQUARE FOOT RULE” DOESN’T TELL THE WHOLE STORY.

A small area of visible mold does not necessarily mean you have a small mold problem. What appears to be only a few square feet on the surface of drywall can be the warning sign of much more extensive hidden growth on the backside of the drywall, insulation, framing, and inside the wall cavity.

Licensed mold professionals see this regularly during remediation: once affected materials are properly opened, the true extent of contamination—and sometimes the water intrusion or hidden leak causing it—is finally exposed.

Approaching mold removal based only on what you can see can lead to improper handling of toxic mold, inadequate containment, and unnecessary cross-contamination.

Don’t guess based on square footage.

I got called out for a pipe leak in the bathroom but before I leave I always like to do a quick scan through the unit with my infrared thermal imaging camera for any "suspicious materials" ...and good thing I did!

There is a common misconception that "you only need mold remediation if there is more than 10 square feet of mold."

Do you see the mold in this photo?
There are 3 highly toxic molds present in this small affected area of this utility closet. You have Chaetomium, Stachybotrys, and Memboniella all present in this less than 10 square footage of space. This automatically REQUIRES mold remediation, no matter how much damage you think is here. The species of mold is TOXIC and there are specific guidelines that need to be followed when handling toxic mold to eliminate the possibility of cross contamination and spores going airborne when disturbed. This is why building a containment is so important. Spores go airborne by the billions when disturbed. Is this something you want to be breathing in? What about the homeowner? And the homeowner's children? Or their sick parents?

Additionally, you should really stop and think about how much damage is actually here. Is there water damage on the adjacent walls? What about behind the baseboards/door trim? Is this an exterior wall - is there affected insulation? Are there wood furring strips or wood studs that could have possibly been affected as well?

If there is even a possibility that the damage could spread to more than 10 square feet, then mold remediation is required, especially if you are dealing with toxic molds!
