Did you know that mold doesn’t just appear overnight? It develops when three things come together: moisture, a food source, and time.

The most common places to find mold are the attic, basement, and crawlspace because these areas are often exposed to excess moisture and poor ventilation.

So, what causes mold?
It can start from a roof leak, a plumbing leak, high humidity, condensation, or inadequate attic ventilation. Once moisture is present for 24 to 48 hours, mold spores can begin to grow on wood, drywall, insulation, or even dust.

One important thing to remember is that mold is not the root problem—moisture is. If you simply remove the mold without fixing the source of the moisture, it will most likely come back.

Why is mold a concern?
It can damage building materials, reduce a home’s value, create challenges during a home inspection, and for some people, it may also contribute to allergies or respiratory irritation.

How is it treated?
The solution depends on how extensive the mold is. Small areas may only require professional cleaning and eliminating the moisture source. More severe cases may require mold remediation, removal of contaminated materials, and repairs to prevent future growth.

How much does mold remediation cost?
The cost varies depending on the size of the affected area, the severity of the growth, the location, and whether repairs are needed. In many cases, remediation can range from a few hundred dollars for minor issues to several thousand dollars for larger or more complex problems.

Buyer Tip:

Don’t judge an HOA based only on the monthly fee. Be sure to ask:

* Have the fee increases been gradual, or were there significant jumps?
* Does the HOA have a strong reserve fund?
