One thing that stood out in May was the consistency of buyer demand.

Even with fewer new listings coming to market, pending sales were up 6.1% and closed sales were up 1.7% compared to this time last year. We also saw homes move through the market nearly 10% faster than they did in April, a sign that buyers are still actively engaging when the right home comes along.

What I’m seeing on the ground is that buyers are being selective, but they’re not sitting on the sidelines. For sellers, that means preparation and pricing continue to matter. The homes that are positioned well from the beginning are often the ones generating the strongest interest.

Lately, the Portland market has been starting to feel a little more steady again — which has honestly been refreshing to see.

Things feel more predictable than they did a few years ago, both for buyers and sellers.

A few positive signs:
• Portland home sales were up over 6% this spring compared to last year
• Home values have continued to hold and slowly improve
• Well-prepared homes are still moving relatively quickly
• Buyers are taking their time, but feeling more confident in their decisions

The Portland market is feeling a little more grounded this spring 🌿

More homes are coming on the market, giving buyers more options and a little less pressure than we’ve seen the past few years. At the same time, homes that are priced and presented thoughtfully are still getting solid attention.

Homes averaged about 63 days on market in April, creating a pace that feels more balanced overall — giving buyers time to make decisions while still rewarding sellers who position their homes well.

Prices have stayed relatively steady, and this market is continuing to show just how important thoughtful pricing really is. Buyers are paying attention, and homes priced correctly from the start are standing out the most.
