VA buyers just gained a meaningful advantage starting May 1.

The U.S. Department of Veterans Affairs has updated appraisal guidance, reducing strict enforcement of certain property condition requirements and bringing VA loans closer in alignment with Federal Housing Administration (FHA) standards.

What does that mean in real terms?

Less impact from minor issues like peeling paint or small repairs. Fewer delays tied to appraisal conditions. A smoother path from contract to closing.

For years, VA offers have been misunderstood or avoided in competitive situations due to perceived repair hurdles. These updates are designed to reduce that friction

Not every agent has caught up to this yet, but it is already influencing how offers perform.

🚨 URGENT: Missouri Veteran Property Tax Deadline – 48 Hours Left! 🚨

To my fellow KC Veterans, specifically in Raytown and Jackson County: The deadline to file for your 2026 Property Tax exemptions is Wednesday, April 1st.
If you are 100% disabled (VA), you could owe $0 in property taxes on your primary residence—but you have to have your paperwork in by Wednesday.

Also, for those following the new MO House Bill 2588, it just passed a major committee vote last week! This could mean property tax freezes for even more of us.

I am at the office this morning printing the exact forms you need for both Missouri and the Kansas K-40SVR (which is due April 15).
