Real estate investors spend a lot of time talking about building portfolios. But what happens when it’s time to pause?

Serena Bales Serena Bales shares an important perspective on The Abundant Wallet Podcast:

“You build, build, build, and then you have to have a pause.”

Her own portfolio is going through that process.

After moving from zero to six Airbnbs in roughly a year, Serena and her husband are evaluating which properties they actually want to keep.

They’re also selling a duplex and planning to redeploy approximately $45,000 in equity into renovations on a 15-unit multifamily property.

But Serena’s lessons started much earlier.

Their first flip made only about $2,000.

Rather than looking only at the profit, she viewed the lessons they gained as priceless.

That mindset carried into how she chooses partners, evaluates properties, deploys capital, builds teams and works with investors.

Her philosophy is built around understanding what an investment is supposed to accomplish—and making decisions accordingly.

⏰ **Okay…let’s talk about those 14 DAYS.**

My last post got some attention, so let's dig a little deeper into Missouri's new wholesaling law taking effect August 28.

The part I keep coming back to is this:

A wholesaler's required disclosure generally must be provided to the property owner **at least 14 calendar days BEFORE entering into the purchase contract.**

Now forget the legal language for a second.

**Think about what 14 days actually means in the real world.**

Fourteen days is enough time for a seller to:

👉 Call another investor.
👉 Talk to a real estate agent.
👉 Ask, *“What would this sell for as-is?”*
👉 Get a second opinion on repairs.
👉 Talk to family.
👉 Research the company making the offer.
👉 Or decide that the original offer actually IS the best solution.

And THAT is where I think this gets interesting.

Because I don't think the lesson here is:

❌ Wholesalers lose.
❌ Agents win.
❌ Cash buyers win.

I think the lesson is:

**KNOW YOUR NUMBERS. KNOW YOUR VALUE. KNOW WHAT YOU BRING TO THE DEAL.**

If you're a wholesaler, why should that seller choose your solution?

If you're a cash buyer, can you actually perform and close?

If you're an agent, can you do more than say, *“I can put it on the MLS”*?

Can you explain:

💰 As-is value
🔨 Repairs
📈 ARV
🏠 Cash sale vs. listing
🔑 Rental potential
📊 Holding costs
🤝 And the trade-off between convenience, speed and getting the highest possible price?

Because THAT is where I think agents who truly understand real estate investing are going to become incredibly valuable.

**Fourteen days doesn't automatically kill a deal.**

It creates 14 days for someone to demonstrate why **their solution is the right solution.**

And personally?

I think that's going to make the KC investment community better at what we do.

🚨 **Missouri real estate investors & agents… August 28 changes the conversation.**

If wholesaling is part of your business — OR you’re an agent who works with investors — there’s a new Missouri law you need to know about.

And no… this is NOT a “wholesaling is dead” post. 🙄

Wholesaling isn't going away.

**But the rules of the game are changing.**

Starting August 28, Missouri has new disclosure requirements for residential wholesalers — including one requirement that could dramatically change the whole:

👉 Find the deal
👉 Get it under contract
👉 Find the buyer
👉 Assign the contract

process.

One of the BIG ones?

⏰ **14 DAYS.**

Under the new law, a required wholesaler disclosure generally has to be provided to the property owner **at least 14 calendar days BEFORE entering into the purchase contract.**

Think about what can happen in 14 days.

👉 A second investor calls.
👉 An agent runs the numbers.
👉 The seller asks what the property is actually worth.
👉 Someone explains the difference between an assignment, a true cash purchase and an as-is listing.

Or maybe everyone looks at the numbers…and the wholesale offer STILL makes the most sense.

**That's why I find this change so interesting.**

This isn't just a wholesaler conversation.

🏠 Agents need to understand it.
💰 Investors need to understand it.
🔨 Flippers need to understand it.
🔑 Landlords need to understand it.
📑 And wholesalers DEFINITELY need to understand it.

Because when the rules around acquiring investment property change, **the people who understand the rules have an advantage.**

Over the next few posts, I'm going to break down what changes August 28, what I think it means for our KC investment market, and where I think some pretty interesting opportunities are going to emerge.

No doom and gloom.

No “WHOLESALING IS DEAD!!!” clickbait.

Just:

**What changed?
What does it mean?
And how do smart investors and agents adapt?**

What my real estate résumé would say if I were allowed to be myself…

✅ Speaks fluent Investor and Homeowner... and knows they're not the same language.

✅ Can turn a napkin sketch into an investment strategy before the appetizers arrive.

✅ Doesn't just run comps... asks "Does the deal actually work?"

✅ Has probably found three financing options before someone else asks if the buyer is pre-approved.

✅ Knows the difference between a contractor problem, a title problem, a city problem, and a people problem.

✅ Can explain BRRRR, 1031s, seller financing, subject-to, and house hacking without making your eyes glaze over.

✅ Believes networking beats cold calling every single day.

✅ Doesn't collect business cards... collects relationships.

✅ Thinks education is a competitive advantage, not an expense.

✅ Isn't afraid to say, "I don't know... but I know who does."

✅ Has accidentally become the person people call when they're stuck.

✅ Doesn't want to sell the most houses.

Just wants to help people build wealth through real estate.

Foreclosure filings are making headlines again, and yes... they're increasing. Nationally, foreclosure filings were up 21% in the first half of this year compared to the same period last year, although they're still well below the levels seen before the pandemic.

As both a Realtor and a real estate investor, I don't see this as something to cheer about.

Behind every foreclosure notice is usually a family dealing with something much bigger than real estate—a job loss, a divorce, unexpected medical bills, or simply a season of life they never planned for.

What I do see is an opportunity to make a difference.

Sometimes that means helping a homeowner sell before foreclosure.
Sometimes it means helping an investor purchase a property in a way that creates a true win-win.
Sometimes it simply means helping someone understand their options before they run out of them.

Real estate isn't just about houses.
It's about people.

If you know someone who's struggling with payments or feels like they're running out of options, don't wait until the foreclosure sale is scheduled. There are often more solutions available than people realize—but timing matters.

And if you're an investor, remember this:
Your reputation will never be built on the deal you got...
It will be built on how you treated the person on the other side of the table.

350 HOURS?! 😳🇪🇸 And yes… apparently Joe and I have been doing a lot more than learning how to order tacos and margaritas correctly. 🍹😂

Joe and I started taking Spanish lessons with a tutor, and somewhere along the way, it became so much more than simply learning another language.

We’ve learned together.

Not just vocabulary and grammar, but slang, popular phrases, songs, traditions, culture, and all those little things you just don’t get from memorizing words on an app.

Our lessons are personalized around things we’re actually interested in and conversations we might really have, and that has made ALL the difference.

And honestly? Learning something new together has been one of the best parts. We laugh. We mess things up. We learn things we definitely wouldn’t have learned from a textbook. 😂 And little by little… ¡estamos aprendiendo español!

So yes, this certificate may have Joe’s name on it, but those 350 hours have been an adventure we’ve shared together, and I’m pretty darn proud of us! ❤️👏
