We had so much fun at our first Dog Days of Summer event! 🐾

Meadowbrook Park was full of familiar faces and a whole lot of happy dogs, and we loved getting to spend an afternoon together outside of real estate.

September is a good time to get ahead of the home maintenance you’ll be glad you handled before colder weather hits. A few small things now can save you from bigger headaches later.

So while the weather is still cooperating:

Get the furnace checked.
Schedule the tune-up now instead of discovering something isn’t working on the first cold night of the year.

Change the HVAC filter.
And since you’re already doing it, vacuum the dust and pet hair that’s collected around the vents. You know it’s there.

Check the windows.
Fog or condensation between the panes can mean the seal has failed. Much better to notice it before winter.

Get the chimney cleaned.
If you have a wood-burning fireplace, have it inspected and cleaned before you light that first fire.

Don’t forget the lawn equipment.
Clean it up and take care of the maintenance it needs before putting it away for the winter.

None of this is particularly fun. Neither is realizing your furnace doesn’t work when it’s 28° outside.

Send this to whoever keeps saying, “We need to do that before winter.”

Selling a longtime family home is different. We know that.

Maybe it’s the house your parents have lived in for 30 years. The one where you know exactly which cabinet the good dishes are in and there are boxes in the basement no one has opened since 1997.

And now your family has to figure out what happens next.

Before you start worrying about what needs to be painted or whether the kitchen needs updating, start here:

* Make sure you know who has the legal authority to make decisions about the home.
* If multiple family members are involved, choose one person to be the main point of contact.
* Talk about the timeline, pricing and expectations before the house goes on the market.
* Give yourselves time to go through the belongings. You do not want to make every decision under the pressure of a listing date.
* Before spending money on updates, have someone walk through the home with you and tell you what actually matters for the sale.

And this part can be hard: what the home means to your family and what it’s worth on the market are two different things. You need someone who can be objective about the real estate without being dismissive about everything that comes with it.

If your family is starting to talk about selling a longtime home, you don’t need to have a plan before you call us.

A few spots to put on your September list:

🌻 Grinter Farms | Lawrence, KS
The fields are officially open for the season. It’s free to visit, with donations encouraged.

🌻 Hunsinger Farms | Lawrence, KS
Six acres of sunflowers that typically bloom around Labor Day and stay in bloom for about 20 days, depending on the weather.

🌻 Gieringers Family Orchard & Berry Farm | Edgerton, KS
A local U-pick farm with sunflowers, zinnias and other seasonal produce. Check their latest farm update for current sunflower availability.

🌻 Johnson Farms Plants & Pumpkins | Belton, MO
Their U-cut sunflower fields open around mid-September. Pick your own bouquet, take some photos, and enjoy the blooms while they last.

Sunflowers don’t follow an exact schedule, so check each farm’s latest update before you go.

And if you’re going for photos, evening is usually your best bet for softer light.

School may be back, but Kansas City definitely didn’t get the memo that summer is ending.

It’s still hot, it’s still muggy, and we’re still finding excuses to stop for ice cream.

One of our favorites is Clementine's Ice Cream in Prairie Village. The ice cream is made from scratch, the flavors are anything but boring, and there’s always something on the menu that makes it very hard to order your usual.

So until Kansas City decides it’s actually fall, we’re still calling this ice cream season.
