🏠 That house looked affordable… until the monthly payment entered the chat.

You see the listing.

“Okay… I could make this work.”

Then you start adding everything up:

Mortgage.

Taxes.

Insurance.

HOA, maybe.

Maintenance.

And suddenly the calculator is looking back at you like: “Are you sure about that?” 😂

With mortgage rates still around 7.4%, buyers are paying closer attention to the monthly cost of owning a home, not just the number on the listing. AP News

Buyers finally have something they haven’t had much of lately: options.

September home sales actually ticked up, but there’s another part of the story worth watching:

More homes are sitting on the market.

Inventory is now at its highest level since 2019, and about 1 in 5 listings had a price reduction in September.

That doesn’t mean buying suddenly became easy — mortgage rates are still around 7.4%, and affordability is a real challenge.

But compared with the frenzy of the last few years, buyers may have a little more room to:

Ask questions.

Compare properties.

Negotiate.

And walk away if the numbers don’t make sense.

Sometimes the best real estate opportunity isn’t a “hot market.”

It’s having enough time to make a smart decision.

What would matter more to you right now — a lower price or a lower interest rate?

That garage you use for boxes? That backyard space you never think about? It might deserve a second look.

Maryland is making room for more Accessory Dwelling Units — or ADUs.

Think:

A converted garage.
A small backyard cottage.
An in-law suite.
A separate living space on the same property.

For some homeowners, an ADU could mean space for family.
For others, it could eventually become an additional rental opportunity.

And with Maryland requiring local jurisdictions to establish rules allowing ADUs on qualifying single-family properties, this is something more property owners may want to start learning about.

Of course, it’s not as simple as putting a tiny house in the backyard tomorrow — zoning, permits, utilities, building codes, and local requirements still matter.

But here’s the interesting question:

🏠 Apparently, the stink bugs think they live here now.

No application.

No security deposit.

Didn’t even ask where to park.

Just showed up at the window like:

“Hey, is my room ready?” 😭

Fall is when stink bugs and other nuisance insects start looking for warm places to spend the colder months, which can mean finding their way through tiny gaps around windows, doors, vents, and other openings. University of Maryland Extension

A quick seasonal check around the house can help:

Seal small cracks.

Check weatherstripping.

Look for gaps around windows and doors.

🏠 Your house isn’t being ghosted. Buyers are just playing hard to get. 😅

If your property has been sitting a little longer than expected lately, you’re not necessarily doing something wrong.

Buyers are dealing with higher mortgage rates, affordability concerns, and more homes to choose from — so they’re taking their time.

That means the little things matter even more right now:

Good photos.
Realistic pricing.
Strong curb appeal.
Easy showings.
And making sure the property actually stands out from everything else they’ve already scrolled past.

Sometimes a slower market doesn’t mean “Nobody wants my house.”

It means:

“Give them a better reason to stop and look.”

🌙 It’s officially that time of year…

You leave the house: ☀️

You come home: 🌑

And suddenly that outdoor light you’ve been meaning to replace for three months becomes VERY important. 😂

Fall is a good time to take a quick walk around your property after dark.

Check the porch lights.

Check the walkway.

Check motion lights.

Look for dark spots around entrances and stairs.

Good exterior lighting isn’t just about making a home look nice. It helps people see where they’re walking, makes entrances easier to navigate, and can make the property feel more welcoming after dark.

Sometimes the easiest way to spot something you’ve overlooked is simply to look at your home at a different time of day.

And now the important question:

How many outdoor bulbs at your house are currently in the “I’ll replace it this weekend” category? 😂

👻 Forget ghosts. The scariest sound in a house is…

BEEP.
…
BEEP.
…
BEEP.

And somehow it only starts at 2:13 AM. 😂

You walk through the house half asleep trying to figure out which smoke detector is responsible…

Bedroom? Nope.

Hallway? Nope.

Kitchen? Maybe?

Meanwhile, the beep waits until you’re completely quiet again.
October is a good reminder to check smoke and carbon monoxide detectors, replace batteries where needed, and make sure everything is working properly.

Because your home can have Halloween decorations…
but the smoke detector doesn’t need to join in. 🎃
