Let’s zero in on #1: How much free cash do you actually have?

A lot of new investors mistake their "down payment fund" for their total available cash. That is the quickest way to end up house-rich and cash-strapped when reality hits.

Before closing on a deal, your free cash needs to cover three distinct buckets:

The Acquisition: Down payment, closing costs, inspection, and immediate transfer taxes.

The Stabilization Budget: Initial repairs, cosmetic updates, and carrying costs during tenant turnover.

The Untouchable Reserve: 3 to 6 months of mortgage, taxes, insurance, and routine maintenance per door.

If a deal empties your bank account to $0 the day you get the keys, you can't afford the property yet.
