Here’s where our market stood this week:
📈 265 new listings hit the market
📋 281 homes pending or under contract
💲 96 price decreases
✅ 183 homes sold
💰 Average list price: $611,400
🎯 Average sold price: $612,636
⏱️ Average days on market: 33

Total active inventory across the state: 1,318 homes
📍 Providence County: 508
📍 Washington County: 307
📍 Kent County: 224
📍 Bristol County: 66

Here’s what stands out to me this week 👇

Homes are still selling ABOVE list price on average — that tells me demand hasn’t slowed down, even with more new listings coming on. For sellers, this is a strong reminder: pricing strategically still matters more than pricing high. Buyers are paying attention, and they know value when they see it.

For buyers, an average of 33 days on market means well-priced homes are moving quickly. If you find “the one,” you need to be ready to move with confidence — pre-approval in hand, strategy in place.

And with 96 price decreases this week, that’s real opportunity hiding in plain sight. Some sellers are adjusting, which means there’s room for buyers to negotiate in select situations.

Bottom line: this market rewards preparation. Whether you’re buying or selling, having the right guide by your side makes all the difference. 🧭

This Week’s Rhode Island Single-Family Market Update 🏡
Every week tells a story, and this week’s numbers show that our market is still moving!

📍 This Week’s Numbers:
• 🏡 263 new listings (up slightly from 259 last week)
• ✍️ 284 homes pending or active under contract (up from 229 — a strong jump!)
• 💲103 price decreases (up from 93)
• 🔑195 homes sold (up from 150)

Current Inventory Across Rhode Island:
🏠 1,291 homes for sale (up slightly from 1,283 last week)
• Providence County: 502
• Kent County: 214
• Bristol County: 62
• Washington County: 301

So, what does this mean?

👉 For Sellers: Buyers are definitely out there. The big increase in homes going under contract and more closed sales tells us that well-priced, well-prepared homes are still attracting offers. At the same time, the increase in price reductions is a reminder that today’s buyers are paying attention to value. Pricing your home correctly from day one is more important than ever.

👉 For Buyers: You’re seeing a few more homes hit the market, giving you additional choices. While competition is still healthy, the increase in price reductions could create opportunities to negotiate and find a home that fits both your needs and your budget.

The takeaway? The market isn’t slowing down—it’s becoming more balanced. Whether you’re buying or selling, success comes from having the right strategy, not trying to time the market.

Make It Happen ✨

I didn’t get here by waiting for the right moment. I got here by deciding — over and over again — that I was going to make it happen anyway.

When I was diagnosed with MS back in 2008, I had a choice. I could let it write my story, or I could keep writing it myself. I chose the second one. Same thing when I left the classroom to start a whole new career in real estate. Same thing every time I’ve stood up at a Toastmasters meeting with shaky hands and a pounding heart, determined to become a better speaker, a better leader, a better version of me.

Here’s what I’ve learned: motivation doesn’t show up first. Action does. You move, and the motivation catches up to you.

So whatever it is you’ve been sitting on — the career change, the fitness goal, the hard conversation, the dream house — stop waiting for the perfect moment. It’s not coming. Make it happen.

Another week, another look at what the numbers are telling us—and they’re telling an interesting story.

📊 This Week’s Market
• 🏡 279 New Listings
• ✅ 281 Pending/Active Under Contract
• 📉 96 Price Decreases
• 🔑 169 Homes Sold
• 💲 Average List Price: $744,477
• 💰 Average Sold Price: $749,586
• ⏳ Average Days on Market: 29 Days

So...what does this mean?

Over the past month, we’ve consistently seen buyers keeping pace with new listings. This week, there were actually more homes going under contract (281) than new homes hitting the market (279). That’s a strong sign that well-priced homes are still attracting serious buyers.
We’re also seeing price decreases remain fairly steady from week to week. That tells me today’s buyers are paying attention to value. Homes that are priced right from the beginning are still selling, while overpriced homes are taking longer and often need price adjustments.

For Buyers:
Don’t let the headlines scare you. More inventory means you have more choices than you did earlier this year, but the best homes are still moving quickly. Being pre-approved and ready to act can make all the difference.

For Sellers:
The market is still working in your favor—but strategy matters. Pricing your home correctly, preparing it well, and marketing it effectively can help you stand out and maximize your return.
