🏡 Rhode Island Single-Family Market Update 📊

This week, the Rhode Island real estate market is still moving — and the numbers are telling a very clear story.

Here’s what happened this week:
✨ 288 new listings hit the market
🔥 261 homes went pending or active under contract
⬇️ 69 price decreases
✅ 143 homes sold
The average list price was $679,649
The average sold price was $686,485
And the average days on market was just 28 days

That means homes are still selling close to — and in some cases above — asking price when they are priced well, presented properly, and marketed strategically.

Right now, there are 1,169 single-family homes on the market across Rhode Island.
County breakdown:
📍 Providence County: 488 homes
📍 Kent County: 214 homes
📍 Bristol County: 52 homes
📍 Washington County: 237 homes

So what does this mean for buyers and sellers?

For buyers:
You have more inventory than we saw during the tightest parts of the market but that does not mean you can sleep on a good house. With 261 homes going under contract this week and the average home selling in 28 days, the right homes are still moving quickly. Get pre-approved, know your comfortable monthly payment, and be ready to act when the right property shows up.

For sellers:
This is still a strong market but pricing matters more than ever. The 69 price decreases this week are a reminder that buyers are watching value closely. The homes that are priced correctly, show well, and have strong marketing are still getting attention — and strong results.
