Happy Father’s Day to three of the most important men in my life—my husband, my son, and my son-in-law. ❤️

To my husband, thank you for being the steady foundation of our family, for your unconditional love, your quiet strength, and for always putting those you love first. Watching you as a husband, father, and grandfather has been one of life’s greatest blessings.

To my son, seeing you grow into such a loving and devoted father fills my heart with pride. The love you give your children is a beautiful reflection of the man you have become.

And to my son-in-law, thank you for loving our family so well and for being such a wonderful father. Your dedication and love do not go unnoticed.

Today, I also want to celebrate ALL fathers—the dads raising babies on little sleep, the fathers guiding grown children, the grandfathers sharing wisdom, the stepdads who chose love, the single dads carrying it all, the fathers we miss dearly, and the men who show up every day with love, sacrifice, and an open heart.

Fatherhood isn’t measured by perfection. It’s measured by the countless little moments—the hugs, the lessons, the sacrifices, the encouragement, and the love that leaves a lasting mark on a child’s heart.

To every kind of dad: Thank you for your strength, your love, and the legacy you create every single day.

Wishing you all a day filled with love, laughter, and the appreciation you so deeply deserve.

Happy Father’s Day! 💙

🏡 Rhode Island Single-Family Market Update — Week of June 19, 2026

Numbers don’t lie and this week’s tell a clear story: Rhode Island is still very much a seller-friendly market — but the cracks are starting to show for overpriced listings.

📊 This Week’s Snapshot:
🆕 276 new listings
🤝 290 pending/under contract
📉 89 price decreases
✅ 221 homes sold
💰 Avg list price: $707,085
💵 Avg sold price: $706,716
⏱️ Avg days on market: 28 days

🏘️ Active Inventory: 1,251 single-families
• Providence County: 498
• Washington County: 287
• Kent County: 198
• Bristol County: 68

What this means for SELLERS:
Homes are still selling at 99.9% of list price in under a month. That’s strong. But 89 price decreases this week is your reminder: pricing it right the first time still beats chasing the market down. The buyers are out there — they’re just not interested in overpaying for a home that was priced on hope instead of data.

What this means for BUYERS:
With 290 properties going under contract and only 28 days average on market, hesitation is still costly. But here’s your silver lining — nearly 1 in 3 active listings just dropped their price. That’s an opening. If you’ve been priced out or outbid before, this is the week to look again with fresh eyes (and a sharp agent who knows where the negotiation room is).

The bottom line: this market rewards preparation, not guessing. Whether you’re buying or selling, strategy beats luck every time.

🏡 Dreaming about buying a new home but not sure where to start?

Before you fall in love with the kitchen, the backyard, or that perfect front porch… the first step is getting approved. Because house hunting without a pre-approval is like grocery shopping when you’re starving — exciting, but potentially dangerous. 😅

Here’s what buyers typically need to get started:

✅ Talk to a trusted lender
They’ll review your income, credit, debts, and savings.

✅ Work with a reputable lender
I can recommend reputable lenders who can walk you through your options and help you understand what programs may be available to you.

✅ Gather your documents
Pay stubs, tax returns, bank statements, W-2s, and employment history are usually part of the process.

✅ Know your budget
Getting approved helps you understand what you can comfortably afford — not just what you qualify for.

✅ Explore loan options
Conventional, FHA, VA, RI Housing, MassHousing, first-time buyer programs, and down payment assistance may be available depending on your situation.

✅ Get your pre-approval letter
This shows sellers you’re serious and ready to make a strong offer when the right home comes along.

Buying a home does not have to feel overwhelming. With the right lender, the right guidance, and a clear plan, you can move from “maybe someday” to “we’re making an offer.” 🔑

Thinking about buying in Rhode Island or Southern Massachusetts? Let’s talk about your next step and connect you with reputable lenders who can help you get started.

🏡 Rhode Island Single-Family Market Update 📊

This week, the Rhode Island market is showing us something important: buyers are still buying, sellers are still selling, and strategy is still the name of the game.

Here’s what happened this week:
✨ 302 new listings
🔥 298 homes pending or active under contract
⬇️ 86 price decreases
✅ 154 homes sold

The average list price was $720,645
The average sold price was $720,053
And the average days on market was just 27 days

Right now, there are 1,251 single-family homes on the market across Rhode Island.

County breakdown:
📍 Providence County: 507 homes
📍 Kent County: 207 homes
📍 Bristol County: 68 homes
📍 Washington County: 273 homes

Interest rates are around 6.6% today, the Dow Jones is at 50,882.54 — so what does all of this mean?

For buyers:
You have more inventory than we’ve seen in a while, but the good homes are still moving. With 298 homes going pending or active under contract this week and an average of only 27 days on market, preparation matters. Know your numbers, get pre-approved, understand your comfortable payment, and be ready when the right home shows up.

For sellers:
The market is still active, but buyers are watching value closely. The 86 price decreases this week tell us that pricing too high can cost you time and momentum. Homes that are priced correctly, show well, and are marketed properly are still getting results.

The average list price and average sold price being nearly the same tells us something loud and clear:

The market is not frozen.

The market is not falling apart.

The market is adjusting — and smart buyers and sellers are moving with strategy.

If you’re thinking about buying or selling in Rhode Island or Southern Massachusetts, don’t guess your way through this market.

Let’s look at the numbers, your goals, and what makes the most sense for you.

📲 Message me today — I’d love to help you make your next move with confidence.

🏡 What buyers often forget when buying a home…

Buying a home is exciting. You start thinking about the kitchen, the backyard, the neighborhood, the furniture, and where the Christmas tree might go.

But here’s what buyers sometimes forget:
It’s not just about finding the house.
It’s about understanding the numbers.
It’s about knowing what you can comfortably afford.
It’s about inspections, appraisals, deadlines, deposits, closing costs, insurance, taxes, and all the little details that can sneak up on you if you’re not prepared.

A beautiful home is important — but a smart decision is even more important.

Buyers often focus on the monthly mortgage payment, but forget to think about:
💡 Utilities
🛠️ Maintenance
🏠 Property taxes
📄 Homeowners insurance
💰 Closing costs
🚗 Life outside the mortgage
📦 Moving expenses

🔧 The “something always needs fixing” fund — because houses like to keep us humble.

The goal is not just to get the keys.

The goal is to walk into your new home feeling confident, prepared, and at peace with the decision you made.

That’s why having the right guidance matters.

You need someone who will help you look beyond the pretty pictures and understand the full picture.

Because buying a home is not just emotional.

It’s financial.

It’s strategic.

And it should be done with clarity.

Thinking about buying in Rhode Island or Southern Massachusetts?

Let’s talk before you start shopping, so you know what to expect, what to avoid, and how to make a smart move.

🏡 You need an agent in Rhode Island — and here’s why.
Real estate is not just opening doors, putting a sign in the yard, or scrolling through listings online.

It’s strategy.
It’s timing.
It’s negotiation.
It’s paperwork.
It’s deadlines.
It’s knowing what questions to ask before there is a problem.

For buyers, the right agent helps you understand what you can comfortably afford, find the right home, write a strong offer, navigate inspections, understand contingencies, and protect your best interest from start to finish.

For sellers, the right agent helps you price your home correctly, prepare it for the market, attract qualified buyers, negotiate the strongest terms, and get you to the closing table with confidence.

Because in Rhode Island, every town, every neighborhood, and every transaction has its own story.

The market can change quickly.
A good home can move fast.
A small mistake can cost you money.
And a good strategy can make all the difference.

You don’t need to do this alone.
You need someone who will guide you, educate you, advocate for you, and help you make decisions that actually make sense for your life.

Whether you’re buying your first home, selling a home you’ve loved for years, downsizing, upsizing, or just wondering what your next move could look like — I’m here to help.

📲 Thinking about buying or selling in Rhode Island or Southern Massachusetts? Let’s start with a conversation.

🏡 Rhode Island Single-Family Market Update 📊

This week, the Rhode Island market is giving us a little bit of everything — more homes hitting the market, strong buyer activity, price adjustments, and homes still moving when the strategy is right.

Here’s what happened this week:
✨ 295 new listings
🔥 307 homes pending or active under contract
⬇️ 91 price decreases
✅ 214 homes sold
The average list price was $753,688
The average sold price was $736,159
The average days on market was 34 days

Right now, there are 1,203 single-family homes for sale across Rhode Island.

County breakdown:
📍 Providence County: 496 homes
📍 Kent County: 211 homes
📍 Bristol County: 61 homes
📍 Washington County: 253 homes

So what does this mean?

For buyers:
There are more options out there, but the good homes are still moving. With 307 homes going pending or active under contract this week, buyers need to be prepared, pre-approved, and clear on what they can comfortably afford. This is not the market to wander in casually and “see what happens.” The right home may not wait for you to get your paperwork together.

For sellers:
The market is still active, but buyers are being more selective. The 91 price decreases tell us that pricing too high can cost you time, attention, and momentum. The homes that are priced correctly, show well, and are marketed properly are still getting results.

The market is not one-size-fits-all.

Some homes are flying.

Some homes are sitting.

Some sellers are adjusting.

Some buyers are finding opportunity.

That’s why strategy matters more than ever.

Whether you’re buying or selling, the numbers tell a story — but your home, your goals, and your timing need their own plan.

✨ SOLD in Lincoln, Rhode Island! 🏡

This one was special.

It was such a pleasure working with my seller and helping her get this home to the closing table. Selling a home is never just about the house — it’s about the memories, the emotions, the decisions, and trusting someone to guide you through every step.

I’m so grateful she trusted me.

From the beginning, she allowed me to help her through the process. I truly appreciated the trust, the conversations, and the opportunity to be part of this chapter with her.

Every home has a story.

Every seller has a reason.

And every closing reminds me why I love what I do.

Congratulations to my seller on the sale of her Lincoln home.
❤️

If you’ve been thinking about selling, but you’re not sure where to begin, let’s talk.

Sometimes the first step is simply a conversation.

📲 Reach out today — I’d be honored to help you with your next move.

Special shoutout to these amazing people, it takes a team to get an under contract to the closing table and I appreciate all of you.
