Here's the tea on our local market right now: median list prices dropped 24.3% from July to August, landing at $440,000. That's a big shift — and if you're buying or selling, timing (and strategy) matters more than ever.

🏡 2,065 active listings (up 5.9%) — more options for buyers
🆕 284 new listings hit the market in just the last 5 days
⏱️ Homes are moving fast — median days on market dropped a whopping 47.2%, now sitting at just 39 days
