Today is CLOSING DAY for my sellers!🎉🏡

They came to me as a referral from a family member and they have been long time residents of Garner, NC.💗

I always LOVE working in my hometown, so when they called me to help them list this home that was located in the Heather Hills area just off Timber Drive…on streets I grew up driving near the pool I hung out at EVERY weekend in the summer☀️…I was SO excited to help!

Thinking about buying a home this summer?☀️

Summer is one of the busiest seasons in our local market. Families are trying to get settled before the next school year, many sellers are working around important timelines, and buyers often have a little more flexibility to make a move.

If you are considering making a move this summer☀️, here are a few things I want you to know BEFORE you get started. It really helps to do some homework in the weeks leading up to touring homes!

1️⃣While buyers have more options today than they did a few years ago, the homes that are well-priced and well-maintained are still generating a lot of interest. When the right one comes along, it's important to be prepared so you can move quickly if you need to. Taking the time to talk through all of your goals and understanding your options before you step into the first house will serve you well in the long run.

2️⃣Before you even start your search, make sure your financing is in place. Having a solid pre-approval allows you to move with confidence when the right opportunity presents itself. Talking to your lender about payments, loan programs, down-payments etc months before you are actually ready to make a move will make things go much smoother when it comes time to make a decision. Knowing the ins and outs of the loan options available to you and what payments align with your price point to work with your BUDGET🏡💰…ahead of time…is one of the BIGGEST pieces of advice I give my clients.

3️⃣Price may be one of the most important things for a seller…but in most cases, it is only ONE piece of the puzzle.🧩 Many sellers are balancing a job relocation, a new construction completion, or a move that is already underway. Understanding their goals can often help us structure a strong offer. Understanding a seller's timeline and priorities is important. Sometimes the best offers are the ones that are not just thrown out there without taking time to make sure you understand what’s also MOST important to the seller. If they need a delayed closing because they are building a new home, and you don’t figure that out upfront and there are multiple offers…you’ve missed a BIG detail that means a lot to them and could cost you getting a counter. Details MATTER.🗒️

4️⃣A competitive market should never cause you to abandon common sense. Every home has a story, and due diligence matters. Taking the time to fully understand a property's condition can save you from costly surprises down the road. I would never let my clients wave inspections or give up the chance to make sure they understand what they are buying.

5️⃣Not every neighborhood and price point is experiencing the same market conditions. Some homes are receiving multiple offers, while others are creating opportunities for buyers to negotiate…and it may not always be on price. It could be a close date, or a contingency that sets you up in the best possible position while making your move. Hiring an experienced agent truly makes ALL the difference. I have actually successfully negotiated contingencies for my buyers in the last 6 months that made things so much easier on their family. You need someone who can educate you during the search process on where the opportunities may be, and where you will need to come strong because you will be competing with other buyers.

CURRENT Market information (as of June 2026) worth sharing if you are currently looking to buy:

🏡Inventory is up nearly 24% and Raleigh has shifted to a more balanced market.

🏡Homes are averaging about 49 days on market in Wake Co. and around 64 days on market in Johnston Co., meaning you have a little more room to breathe. That being said…if you fall in love with a house, don’t wait on it too long…get with your Realtor and line up a 2nd showing if needed & talk to your lender….the good houses won’t sit there forever…that’s why having a plan and being armed with knowledge is KEY!🏡💗

The buyers I work with who have the BEST experiences are usually the ones who start with a solid plan. More than ever, this market requires you to be READY.
