I was born in Great Falls, Montana and moved back to NC a few days later when my father was discharged from the Air Force. where would you go? It’s the daydream I hear
constantly as a realtor.
And here’s the honest answer: there’s no wrong state
— only the wrong move for your situation. The trouble
is, most people fall in love with a ranking before they
know what they’re actually comparing.

There’s a movie quote I come back to way too often.
It starts with: “I hate the way you talk to me…” and ends with: “But mostly I hate the way I don’t hate you. Not even close. Not even a little bit. Not even at all.”

And honestly? That’s kind of how I feel about real estate. 🏡

I love this industry. I love what a well-planned listing can do for a family — the equity it unlocks, the next chapter it funds, the relief of finally being able to move forward.

But I’d be lying if I said there aren’t things about how some homes get listed that drive me absolutely crazy.

Because here’s the truth most people don’t realize:
The difference between a home that sells in 7 days at top dollar and one that sits for 90 days with price reductions is almost never the house itself.

It’s the strategy behind it.
The pricing.
The photos.
The marketing.
The plan for week 2 and week 4.
The conversations happening BEFORE the sign goes in the yard.

Too many sellers are told to “just put it on the market and see what happens.”
That’s not a strategy. That’s hope.
