📊 Median Price
The middle sale, not the average.
💰 Sold-to-List Percentage
How close homes are actually selling to their asking price.
🏠 Months of Inventory
How long it would take to sell the current supply at today's sales pace.
For my market updates:
Under 5 months generally leans toward sellers.
5–7 months is balanced.
Over 7 months generally leans toward buyers.
But RPR also considers days on market and sold-to-list strength, which is why inventory alone doesn't always determine whether an area is labeled a buyer's or seller's market.
Understanding the numbers beats simply hearing the headline.

Bulloch County's median sold price jumped roughly 5.8% month over month.
Sounds like every home's value suddenly rose almost 6%, right?
Not exactly.
Median price measures the mix of homes that sold, not an automatic appreciation rate for every property.
If more expensive homes close during one month, the median can rise quickly.
This is one of the most misunderstood numbers in real estate.
