"I already used my VA loan."

Maybe. But there are four ways entitlement gets restored, and only one of them is a one-time deal. Plenty of people who think the benefit is gone still have it.

And while we are here: there is no first-time buyer requirement in the VA loan program. Never has been. That one is not a rule anyone relaxed, it was never in the statute to begin with.

Before you write it off, have a lender pull your Certificate of Eligibility. It costs you nothing to find out.

Pulled the August numbers for the Savannah metro this week and one line stood out.

We are at 6.4 months of supply across the MLS, up almost 21 percent from this time last year. Homes are taking 61 days to sell instead of 48.

But the median price still came in slightly ahead at $336,900, and sellers are still getting 99.8 percent of their original list price.

Both of those are true at once. The market got slower without getting cheaper. What changed is that a seller no longer gets to test a high number for free. Days on market is what guessing wrong costs you now.

The other thing a countywide number hides is that Richmond Hill went the other direction entirely. Tightest supply in the metro at 4.2 months, closings up, homes selling 27 percent faster than last August. Pooler had the opposite month, higher median but 35 percent fewer closings.

Retiring out of the military and selling your place around Savannah? A few things worth knowing.

Your final move is different from a PCS. There's no next duty station forcing the timeline, so you have more room to sell strategically, but that also means it's easy to drift and mistime the market. If you have a low-rate VA loan, it may be assumable by a qualified buyer, which can be a real advantage worth marketing. And there's a military capital-gains rule that can protect your home-sale tax exclusion even after time stationed away, so it's worth a conversation with a tax pro before you list.
