Breaking Ground on Perry & Main!

Conifer was excited to celebrate the groundbreaking of Perry & Main yesterday alongside our partners at Community Development Corporation of Long Island (CDLI) and leaders from across the region.

Located at 1601 and 1605 Main Street in Port Jefferson, Perry & Main will transform two long-vacant buildings into a new 53-home, transit-oriented community featuring affordable and workforce housing, supportive housing, and approximately 2,298 square feet of ground-floor commercial space. Located just one block from the Port Jefferson LIRR station, the community will provide residents with convenient access to transit, jobs, healthcare, education, and the Village’s historic downtown.

"Perry & Main is the kind of development Long Island needs more of — transforming underutilized, vacant buildings into thriving residential and commercial spaces," said Lisa Kaseman, Conifer's SVP, Development for NY. "The Village of Port Jefferson has been an outstanding partner from day one. Our existing Port Jefferson Crossing apartments within the Village have a waiting list of more than 800 households, underscoring the critical need for affordable homes in this community. Every one of those applications represents a person or family who wants to live in Port Jefferson and can't find a home they can afford — young people who grew up here, seniors who don't want to leave. Perry & Main won't solve that on its own, but 53 families will have a home because of the collective efforts of our state and local partners."

The kids at Tioga View Apartments are ready to head back to school! On August 12, the community hosted its annual Back-to-School Bash, giving 21 children from 12 households the chance to pick out a drawstring backpack and fill it with school supplies like notebooks, folders, pencils, markers, calculators and more.

The smiles and excitement from the kids made the day extra special, while parents shared how helpful and appreciated the event is each year. And the support didn’t stop there; leftover supplies were divided among 12 additional households that couldn’t attend. We’re proud to see our communities come together to support residents and help local kids start the school year feeling prepared and confident!

Our Property Management team recently came together at the Rochester Training Center for HUD training focused on collaboration, knowledge-sharing, and practical learning. The session brought our teams together to learn from one another and build skills they can put into practice every day.

As Senior Development Manager in our New Jersey office, Janine oversees every stage of the development process from project structuring and budgeting to cultivating strong relationships with partners and stakeholders. Her thoughtful leadership and attention to detail help ensure each project moves from vision to reality.

Executive Vice President of Development, Acquisitions + Portfolio Management, Norma Padilla, shares, Janine is a true behind-the-scenes contributor who consistently goes above and beyond.

What was once underused space in the heart of Downtown Rochester is now home to 33 residents, proof that thoughtful redevelopment can turn overlooked open space into something a community truly needs. Today, VOC Liberty Landing stands as a bright, energy-efficient apartment community just steps from transportation, jobs, and healthcare.

Built through a partnership between Conifer and the Veterans Outreach Center, Liberty Landing sets aside ten homes for veterans with a disabling condition and gives veterans primary preference on 23 more. VOC Liberty Landing is more than housing; an on-site VOC case manager connects residents to healthcare, job training, and other support services, right where they live. This community is a reminder that the best use of land isn't always the most obvious one, but the one that serves people first.
