Homes priced at $1M+ saw sales jump 14.8% compared to last year, even as the overall housing market cooled off. That’s according to the latest data from NAR.

Data centers are showing up in more communities, and naturally, homeowners and buyers want to know what that could mean for nearby houses.

One of the biggest concerns that comes up is home values. But research from HousingWire found that areas with large data centers generally saw home values track similarly to comparable areas without them.

That doesn't mean proximity never matters. Noise, infrastructure, future development, and potential utility costs are all worth considering.

But a data center nearby isn't automatically bad news for your home's value.

🏠 What if you could move WITHOUT giving up your 3% mortgage?

A bill recently introduced in Congress could make that possible.

H.R. 10028 — the MOVE Act (Making Ownership Viable for Everyone Act) would create a framework for portable mortgages backed by Fannie Mae and Freddie Mac.

The basic idea is simple: instead of your mortgage being permanently tied to one house, a qualifying homeowner could potentially sell that house and transfer the remaining mortgage balance, interest rate and terms to a new home.

Why does this matter?

Millions of homeowners bought or refinanced when mortgage rates were historically low. Many would like to move, but they don't want to give up a 2%, 3% or 4% mortgage and replace it with a much higher rate.

That creates a mortgage-rate lock-in effect. People who might otherwise sell stay put, fewer existing homes come on the market, and buyers have less inventory to choose from.

I’m experiencing this personally. I have a Fannie Mae mortgage at 2.375%. We built a new home, and I would like to move my existing mortgage to the new property rather than give up that rate. The concept behind the MOVE Act could eventually make transactions like this much easier.

The MOVE Act isn't law yet. H.R. 10028 is currently in the House Financial Services Committee, so now is a good time to contact your representative.

Regardless of your political party, if you believe homeowners should have more flexibility to move without automatically surrendering a favorable mortgage, take a few minutes and contact your member of Congress.

A newly built home costs about $40k less than an existing one right now. That's because builders are cutting prices and piling on incentives to keep their inventory moving.
