All the news about the changes in real estate come down to these few things. Here's what buyer's should know:
1. Agents are now required to have buyer's sign a form and discuss their commission before showing even one house. It means buyer's are responsible for the agent's commission, even though the seller may be paying it. IT IS NEGOTIABLE LIKE ALL OTHER CLOSING COSTS.
2. Sellers may be paying the same commission as always, but it will be more transparent. And it is negotiable.
3. This means a buyer might need to pay their own agent, if the seller refuses to offer commission. Buyers can ask to only see the homes where the seller is paying this.
4. In the past, this commission has been 2-3% of the sales price.
5. Sellers agents (known as listing agents) are still paid by the seller. This has not changed.
6. This is happening across the entire US now.
