There are two ways to buy a mountain home. You can buy the finished picture, or you can watch it get built.
Beginning Saturday, September 5, the first release at The Villas @ South Shore opens for private tours from 10 AM to 5 PM — by appointment, for agents and for the people already on the interest list. The homes will not be complete. Completion is October.
We scheduled it that way on purpose.
When a house is finished, every decision inside it has already been made and closed up behind drywall. You get to evaluate the result. Before that, you can see the framing, the systems, the material choices, and how the covered decks are actually built into a structure that has to hold up to a Tahoe winter. You get to evaluate the reasoning. For a lot of buyers, that is a far better basis for a decision at this price than a finished photograph.
Most mountain homes come with a project list. The Villas @ South Shore doesn't. That is the premise of this community — turnkey residences, designer-selected finishes built for mountain durability, and an STR-friendly HOA.
The first release is five homes across two plans:
The Summit — approximately 1,782 sq ft, 3 bedrooms, 3.5 baths. Three stories, private ground-floor guest suite, covered main-floor deck.
The Shore — 2,019 sq ft, 4 bedrooms, 3.5 baths. Same three-story configuration, with a fourth bedroom that changes what the house can do when people come.
Both plans include a one-car garage plus a dedicated exterior space. From $1,487,950.
Then there is the part of this you cannot build anywhere else: Whole Foods is one block away. Ski Run Marina and Riva Grill are a walk. So are Red Hut, Chipotle, Five Guys, and Panda Express. Heavenly Village and Target are minutes up Lake Tahoe Boulevard, and Heavenly itself is minutes by car. You arrive Friday night, you provision without getting back in the car, and the weekend starts.
