We spent this week at the NARPM National Conference. NARPM is the National Association of Residential Property Managers, the professional organization for the residential property management industry. We have been members and strong supporters since 3 Options Realty was born.

Professional development means staying current with industry practices, operating standards, tools, and processes, and learning how property managers across the country approach challenges owners face.

That fresh perspective helps us improve how we serve: better-informed decisions, fewer surprises, and stronger long-term performance for the owners we work with. And learning isn’t a one-time event; it’s part of how we keep getting better.

We do more than real estate. We’re proud to support local animal rescue through 3 Options for Pets, bringing our community together to help pets find loving homes.

Our clients, residents, and neighbors make this possible. Your time, care, and support matter to animals who need a safe place and a chance to thrive. We couldn’t do it without you.

Now we want to see your fur family.

Drop a photo of your dog, your cat, your foster, or the pet who runs your house in the comments. We love seeing the animals our community cares for.

Want to do more?

• Foster or adopt
• Volunteer with a local rescue
• Lend a skill, like photography, social media, or admin support

(Each rescue has its own needs and process.) If one of these feels right for you, we’d love to see you get involved.

Before listing, sellers can lose money two ways: doing too little, or over-improving.

Focus on the prep buyers actually notice:

• A deep clean: the cheapest, highest-return work there is
• Fresh paint in neutral tones
• Simple hardware updates: cabinet pulls, light fixtures, switch plates
• Tidy landscaping and curb appeal
• Decluttering and depersonalizing
• Fixing obvious wear: the broken handle, the slow drain, the stained ceiling

Be cautious with:

• Major remodels, like a full kitchen or bath
• Taste-specific upgrades the market doesn’t pay for
• Chasing perfection beyond what comparable sales support
• Pricing to sentiment instead of the market

The goal isn’t perfection. It’s making smart, market-aware choices that help buyers see the home’s value. Let’s explore what makes sense for your property. (The right prep varies by home, price point, and market.)

Ever wish you could compare notes with other rental owners who know Metro Atlanta?

Atlanta Investors Lab is a private Facebook group for Atlanta rental investors. A working room, not a marketplace. No pitches. No gurus. No courses.

Just boots-on-the-ground tips from local experts, real operating questions and answers, and market conversation among people who own rentals here. Keeping the room focused on what actually works makes it useful for everyone.

It’s free to join. (Because it’s private, joining requires answering the group questions.)

We’d love to have you in the conversation. Search Atlanta Investors Lab on Facebook and request to join.

FAQ: How are security deposits handled in Georgia?

Answer: A security deposit is not the landlord’s money. It is the tenant’s money, held by the landlord in trust until the tenancy ends and the move-out accounting is complete.

That single point changes the rest of the process:

• It must be held in escrow in a separate account at a regulated financial institution, and the tenant must be notified where that account is held.
• It cannot be mixed into operating funds, spent on repairs during the tenancy, or treated as revenue.
• After the tenant vacates, the landlord must inspect the property within 3 business days and compile an itemized list of damages.
• The deposit must be returned within 30 days after the landlord takes possession of the unit.
• If any amount is withheld, the tenant must receive a written, itemized statement explaining the damages.

Once a deposit is understood as someone else’s funds held in trust, the record-keeping stops feeling like paperwork and starts feeling like the whole point.

Missing a required step or withholding funds improperly can create real legal consequences, including legal remedies that may involve additional damages and attorney fees under Georgia law.

This is general education, not legal advice. Specific situations vary. Let’s explore how consistent procedures can protect owners and support a smoother move-out process.

When a buyer asks questions before scheduling a showing, that’s not tire-kicking. That’s diligence.

A recent interaction with an owner-listed (FSBO) property offered a useful reminder: the advertised details didn’t align with public records, so the buyer requested clarification on the discrepancy before visiting.

That is a reasonable question. In fact, it’s often a sign of serious interest.

The process matters. A professional listing helps:
• Get the details right up front
• Answer questions clearly
• Identify qualified interest
• Protect the seller’s time
• Prevent avoidable confusion before a showing

Selling FSBO can be the right choice for some homeowners. But a hand-rolled process can unintentionally filter out the very buyers a seller wants to reach.

Good communication builds confidence and keeps qualified opportunities from walking away.

If you’re weighing FSBO against professional representation, let’s explore what each path requires, and what best protects your goals.

What happens when a $6,000 HVAC replacement arrives before your cash flow is ready?

Every rental has a clock. Roofs, HVAC systems, and water heaters all have predictable service lives. These are scheduled capital costs, not true emergencies.

A simple example: if an HVAC replacement costs $6,000 and has a roughly 15-year life, setting aside about $34 per month for that future replacement would fund it over time (illustrative planning figures; actual costs and timelines vary).

The discipline is the point. Consistent reserves protect cash flow, prevent deferred maintenance, and keep small problems from becoming expensive ones.

A property that never runs a reserve eventually makes the owner scramble. A property with a plan gives the owner options.

Let’s explore the habits that help turn rental ownership into a more predictable business.

One week on the market. Leased.

A Marietta rental home we manage went from listed to leased in under a week. Not because of luck, but because the fundamentals were handled in the right order:

• Priced to the current market, not to a wish.
• Make-ready completed before the listing went live.
• Quality photos that showed the home clearly.
• Quick response and careful screening to find a qualified resident.

That preparation is what creates momentum. It reduces avoidable vacancy and keeps the focus where it belongs: finding a resident who pays on time and takes care of the home.

Our full-service model brings sales, leasing and property management under one roof, so a home moves from ready to rented without unnecessary handoffs.

If you're thinking about leasing your rental, let's explore what a market-ready process could look like for your property.
