Bonus tip for home buyers:

Energy efficiency matters more than most people realize. Updated windows, quality insulation, and efficient HVAC systems can save thousands over the life of a home.

This month, we'll be discussing Keeping North Florida Wild from the North Florida Land Trust in a relaxed, welcoming environment where everyone is invited to share ideas, ask questions, and learn from one another. Enjoy light sips and snacks while connecting with others who are passionate about making a difference in our community.

I'm thrilled to share that my buyer recently locked in a home thanks to a couple of incredible programs, he's heading to the closing table with very little out-of-pocket cost.
Through a Bond Program, his down payment is being covered. These programs are government-backed initiatives that help eligible low- to moderate-income buyers achieve homeownership by providing affordable financing options and down payment assistance.
On top of that, as a healthcare professional, he also qualified for the Homes for Heroes® program, creating even more savings throughout the transaction.
One of the biggest misconceptions I hear from prospective buyers is that they need a large amount of cash saved for a down payment before they can even think about buying a home. While that may be true in some situations, it's certainly not true for everyone.
There are many programs available, including Bond Programs, Homes for Heroes®, and others, that may help qualified buyers reduce their upfront costs and make homeownership more attainable than they realize.

🏡 Median home prices are holding around $440,000

🌊 St. Augustine Beach continues to shine, with median prices up nearly 9% year over year

⏰ Homes are averaging about 76 days on market, giving buyers more time to make thoughtful decisions

📉 Mortgage rates have eased into the low to mid 6% range, with many experts projecting further improvement later this year

The biggest takeaway?

We're moving toward a more balanced market.

That means more negotiating opportunities for buyers and a greater need for strategic pricing for sellers.

There is a narrative that the market is slow. Trust me, I hear it all too often. In reality, it is not. Though, it is selective.
And interest rates? They are not unusually high. We have absolutely seen higher. What has changed is buyer behavior.

Lighting is one of the most overlooked details in a home, yet it has one of the biggest impacts on how a space feels. Whether you are preparing to sell or simply want your home to feel lighter and more open, small lighting shifts can make a noticeable difference.

To start, open what you already have by pulling back curtains and let natural light do the work.

Cleaning the windows can also instantly brighten a space. Relying on one overhead light can make a home feel flat. Adding lamps and softer lighting creates warmth and dimension. Mirrors can also make a huge impact when placed across from windows because they help bounce light deeper into a room and make spaces feel larger. Finally, warm white lighting tends to feel more inviting than harsh, cool tones.

A well lit home does more than look good. It feels better to walk into, photograph, and ultimately help buyers connect emotionally the moment they step inside. And that connection is what sells homes.

There is something about May in Northeast Florida that wakes everything up — magnolias opening, sea oats waving on the dunes and our porches and lanais calling us to enjoy the evening with our favorite beverage in hand. This month I invite you to bloom right along with the flowers and pleasant temperatures.

As always, spring brings about my personal itch to grow and make changes. Here are few of my favorite , yet simple ways to up-level your space for the spring:

√ Trade out heavy throws for linen or cotton ones
√ Bring the outside in with hand-cut sprigs of herbs, fresh flowers or even a bowl of citrus
√ Open every window for an hour each day and let the fresh air do the work
√ Light a single candle or start your diffuser at sunrise to create a tiny ritual to change a home's whole feel

Your home is your nest, your safe space. Treat it like one and you’ll notice the energy will begin to lift.
