We’d been eyeing this one for a while, so today my daughter and I finally stopped in to taste-test the new ice cream sandwich shop in downtown St. Augustine — Peace Pie Peace Pie ☮️ St. Augustine 🌴 ! They’re still getting fully set up, but don’t let that stop you.

I went with mint chocolate chip, she went cookies and cream, and let’s just say… sweet tooth thoroughly satisfied (and then some). 😋

If you're even considering buying a home in Florida in the next year, there's a date you need on your radar: December 31, 2026.

Florida voters will decide this November whether to dramatically expand the homestead property tax exemption — from $50,000 up to $250,000. If it passes, anyone who establishes Florida residency after that December 31 cutoff gets stuck with the old, smaller exemption for five full years before qualifying for the full benefit.

Meanwhile, today's market still favors buyers: inventory is up, homes are sitting longer, and sellers are negotiating. That combination — a buyer-friendly market now, and a real chance of a year-end rush — is exactly why I put together a full breakdown of what's coming and what it means for your timeline.

Took my daughter for a girls’ morning at the pinkest spot on the island and it did not disappoint! If you know me, you know pink is my color, so walking into this place felt like a personal invitation.
