Mortgage rates are continuing to hover near their lowest levels in the past couple of weeks, with today’s average 30-year fixed rate sitting around 6.59%. While markets are still reacting to global events and economic news, we are seeing some encouraging stability heading into summer.

For buyers, even modest improvements in rates can increase purchasing power and create more confidence to move forward rather than waiting on the sidelines.

For sellers, stable rates are equally important. When buyers feel more confident about monthly payments, we typically see stronger activity, more serious showings, and better momentum in the market overall. Homes that are priced well and presented properly are still attracting attention, especially as inventory remains limited in many areas.

🏡 April 2026 Market Check In: Remember when I said the spring pipeline was full and April closings would deliver? Well, they delivered.

Closed sales jumped 14% year-over-year to 106 homes, and days on market dropped to just 52, proof that buyers are off the sidelines and moving fast. Inventory keeps climbing (up 29% year-over-year to 325 homes), so there is finally real selection out there. Average sales price ticked down slightly to $298,225, but with sellers still receiving 97.8% of original list price, well priced homes are getting exactly what they are worth.

Here is what it all means. For sellers, this is a really encouraging moment. Buyers are out there, they are serious, and well prepared homes are finding their people quickly. A little planning and the right pricing strategy go a long way right now. For buyers, the extra inventory is genuinely good news.
