When you're budgeting for a new build in Washington County, it's easy to focus on the purchase price and forget about the extra costs that can pop up around utility setup.

Here's what to watch for:

💧 Impact fees and water availability charges may apply — and in some cases, no building permit is issued until those are paid. Always ask if they're already included in your purchase price or if they'll come separately.
⚡ Electric service in Washington City actually depends on WHERE your home sits. North of the Virgin River, Washington City provides electric service. South of the river, Dixie Power is your provider. It's a small detail that's worth knowing early!
📦 And don't forget — owners of new construction need to request garbage and recycling containers separately through Washington County Solid Waste. Plan ahead so move-in week goes smoothly!

When you're building new, it's really easy to focus on the interior — the finishes, the layout, the upgrades. But the lot you choose can affect your home's value, your day-to-day enjoyment, and what your surroundings look like years from now.

Here's what I always tell my clients — before you pay a premium for a lot, do your homework:

🗺️ Check setbacks and easements — they affect how much of the lot is actually usable
🏔️ Look at hillside protection zones and flood plain areas if you're near slopes or the Virgin River
🔭 Review Washington City's general plan and GIS portal to see what's planned for the land around you
🚧 A great view today doesn't guarantee what gets built next door tomorrow.

A more expensive lot isn't always a better lot. Make sure the premium makes sense for YOUR lifestyle and long-term goals! 🏡

I hear it all the time — "It's brand new, do I really need an inspection?"
Yes. Absolutely yes. 😊
Brand new does NOT mean perfect. Even on a new build, you can run into workmanship issues, incomplete finishes, drainage concerns, or items that weren't built exactly as promised. An independent inspection — done by someone who works FOR you, not the builder — gives you the chance to address any concerns before closing day.
In fact, Utah now has a Private Home Inspector license classification, so when you're hiring an inspector, check that they're certified through ASHI, InterNACHI, or ICC and carry the right insurance.
You've worked hard to get to this point. Protect yourself! 🏡

When you're buying a brand new home, it's easy to feel like everything is covered. But here's something a lot of buyers don't think to ask — what exactly does the builder warranty cover, and for how long?

A verbal promise from a builder means absolutely nothing once you've closed. Before you sign anything, make sure all warranty terms are clearly spelled out in writing — what's covered, what isn't, how long coverage lasts, and exactly how to file a claim if you need one.

Also worth noting — a service contract is NOT the same thing as a warranty. Know the difference before you close! 💪

New construction is so exciting — new finishes, modern systems, and a home that's truly yours from the start. But before you fall in love with the floor plan, there's one thing you should always do first. ✅
Verify your builder's license.

In Utah, builders and subcontractors are required to have a Utah contractor license and a city business license number. You can check credentials through the Utah Construction Business Registry — it takes about 5 minutes and can save you from a major headache down the road.

It's a small step that makes a big difference. Trust me on this one! 😊
