The Countdown is On! You’re Halfway to Homeownership
The first two weeks were a whirlwind of paperwork, but now you’ve hit the "Action Phase." Weeks 3 and 4 are where the details get finalized to ensure a smooth closing day.
Here is your Weeks 3-4 Master Checklist:
Review & Negotiate: Look over the home inspection report. If there are major issues, work with your Realtor to request repairs or credits.
Lock in Your Insurance: Finalize that homeowner’s insurance policy. Your lender needs this "binder" to clear your loan for closing.
Lender Check-In: Your lender might need one last bank statement or a signature.
Pro-tip: Don't make any large purchases (like a new car or furniture) right now!
Stay Close to Your Title Team: This is when we are behind the scenes, clearing the title, checking for liens, and preparing the final settlement statement.
Weeks 3 and 4 can often be when "surprises" pop up in the public records, such as an old unpaid permit, a confusing lien from a previous owner, or a technicality in a deed.
