After recent storms, more than 1,400 homes in Pinellas County were labeled “substantially damaged.”

What does that actually mean?

Good to Know: Homestead status doesn’t transfer 🏡

In Florida, a property’s homestead exemption does NOT automatically transfer to the new owner after closing.

Here’s what many people don’t realize:
• The seller’s tax savings end at closing
• The buyer must apply for their own homestead exemption
• If they don’t, their property taxes could be much higher than expected

Important timing:
Buyers typically need to file by March 1 of the following year to receive the exemption

Why this matters in your transaction:
Buyers may qualify for lower taxes but won’t get them unless they apply
This can impact affordability expectations after closing
