Door was open. Squirrel found the bird-food bag. Got himself stuck in the plastic — and he was not happy about it.

Pulled the bag free so he could bolt into the yard. He made it. Without that extra minute on site, he wouldn’t have 😎

Home inspections catch the big stuff… and sometimes the unexpected houseguest too.

I got ZAPPED’ - Hot Chassis Water Heater ⚡🔥
During a recent inspection I got shocked by the water heater.
The metal tank (chassis) was live with electricity — a classic “hot chassis”. That means the entire outer surface of the water heater was energized and ready to shock anyone who touched it.
This is a serious safety hazard. It can happen from improper grounding, reversed polarity, a failed heating element, or wiring issues. Left unchecked, it creates a real risk of electric shock or even fire.
We always test for this during inspections because you can’t see it — but you can feel it (the hard way).
If your water heater ever gives you a tingle when you touch it, shut it off and call a licensed electrician immediately.

Dangerous Service Mast Failure ⚡🌳
Found this electrical service mast cranked over hard, with the service head completely disconnected from the meter.
Tree branches had fallen on the overhead lines and yanked everything out of place — popping the weatherhead right off and leaving high-voltage elements fully exposed.
This is an extremely serious safety hazard. Exposed live components create a major shock and fire risk, and the bent mast puts constant stress on the remaining connections.
Takeaway: Keep trees trimmed well clear of power lines and service masts. Storm damage or heavy limbs can turn a simple branch into a dangerous electrical problem overnight.
We catch these issues before they become emergencies.
