🌅 Leaking Hose Bib Hidden Inside the Wall 💧🏠
During today’s inspection we found a hose bib leaking inside the exterior wall — water had traveled downward (following the path of least resistance) and was exiting somewhere lower in the wall cavity.
We couldn’t see the full extent behind the drywall, but we did see clear signs:
• Wet interior drywall nearby
• Moisture staining and discoloration
• Active drip from the bib
This is a classic hidden leak scenario — even in newer homes or new construction, plumbing can fail at connections.
We flagged it as a major defect and deferred to a licensed plumber for immediate repair (shut-off, access, and fix). Ignoring it risks:
❌ Mold growth inside walls
❌ Rot to framing
❌ Bigger water damage claims

🚨 Plumbing Issue Alert! 🚨
Homeowners, I recently found a serious plumbing flaw: a washer standpipe starting at a standard 2” pipe, then reducing to 1.5”, and even further to a tiny 1-1/4”. This setup is a big problem!
Here’s why: Washing machines use a forced drain system, pumping out up to 15-20 gallons of water per minute during spin cycles. The air gap in the standpipe (the vertical pipe for the drain hose) prevents dirty water from flowing back into your clean water supply.
Reducing the pipe size creates a bottleneck, restricting the high-volume flow and causing clogs, backups, or overflows. When this issue is hidden inside walls or floors, it can lead to water damage, mold, and costly repairs. A 2” pipe is essential to handle the drainage properly and avoid these problems
