Are beach home prices really up 27%?
That’s what the median sales price for single family homes on the Pinellas beaches shows, but there’s much more behind that number.

Last year, the sales mix included more homes that had flooded and had not yet been repaired. Much of that inventory has now worked its way through the market. What is selling today is largely repaired or remodeled, so comparing the two periods doesn’t mean that an individual beach home appreciated 27%.

And condos are telling a completely different story: median price -8%, while sales are up 36%.

That tells us why looking at one headline statistic can be misleading.

Same beaches. Two very different markets.

Well, I stand corrected! 😂
Thank you to the viewer who identified the mysterious gold car I spotted in St. Pete: it was a Tesla Cybercab.

And yes, considering it is produced at Gigafactory Texas, perhaps the Texas manufacturer plate should have given it away. Apparently, the gold distracted me. ✨

But now my curiosity has moved on to something else. With autonomous ride services coming to Tampa, could we eventually be hopping into one of these Cybercabs ourselves?

It is one thing to read about the future of transportation. It is another to find yourself driving right behind it on a St. Pete street.

Yes, renting a similar home may cost less than buying today. But that is only the Day One comparison.

What happens 5 or 10 years from now?

With a fixed-rate mortgage, principal and interest stay the same while the loan balance gradually declines. Rent, on the other hand, can continue to increase. And if the home appreciates over time, you are also building equity.
