Last Week in Millcreek!

This past week, we’ve seen an increase in homes sold and a decrease in new listings and homes under contract.

Six homes hit the market, ranging from $1,250,000 to $499,000. Three were posted today, and the other three went live on Saturday, 10/26!

Three homes also went under contract this week, all within a strong price range for this market. On 10/26, a home priced at $472,000 went under contract after 84 days on the market. On 10/29, a $699,900 home went under contract after 45 days, and today, a home listed at $579,000 was snagged after just 11 days on the market. It’s exciting to see some homes move quickly while others linger for over two months!

This past week was a strong one, with 10 homes sold—the highest we’ve seen all month! It’s common to see a surge in closings toward the end of the month since it reduces the prepaid interest a buyer pays at closing. By closing later, buyers only pay interest for the remaining days in the month, reducing their upfront costs.

Last Week in Millcreek!

Over the last week we have seen a decrease in homes listed and an increase on homes sold!

7 New Homes listed since October 16th. We have a 1,200 sqft condo listed at $375,000 on the low end for this week and a single family home on half an acre for $1,295,000!

6 Homes have been put under contract, all of these homes were only on the market for less than 30 days! Average home was only on the market for about a week - this means that our agents are pricing these homes at value and buyers are taking advantage of these gorgeous homes in this area!

5 Homes have sold since the 16th, ranging from a Condo sold at $270,000 to a 5,500 sqft single family home only on the market for 36 days sold for $2,330,000 when it was originally listed at $2,400,000.

Curious about how the Utah housing market has shifted in the last year? Let’s break it down:

Active Listings : up 17.5%
Under Contract : up 18.4%
Sold: down 6.6%

What does this mean?
An increase in inventory and contracts means more choices for buyers, but sellers should stay competitive. The slight drop in sold homes could signal longer time on the market or pricing adjustments. Keep an eye on these trends as we move toward the end of 2024!

Last Week In Millcreek!

From October 9th to today October 15th we have seen new homes listed, home placed under contract and sold!

There have been 14 new homes listed on the MLS since October 9th, ranging from a $2,680,000 home that is on 0.37 acres and 5,365 sqft to a $325,000 condo that is 0.01 acres and 938 sqft. If you are wanting to see any of these listing I would love to show you!

The Under Contract Listings range from $1,050,000 to $440,000 with an average days on market being about a month +. With having a higher price point you are seeing homes sitting on the market for 70+ days. This home that was listed for $1,050,000 was on the market for 77 days before being put under contract. The home that was listed for $440,000 was on the market for 23days.

There was 3 homes sold since we spoke last, ranging from $499,500 to $660,000. Which is a great range for new home buyers looking to move into this area. Everyone's situation is different but if you were to buy in this price range your mortgage could arguable be the same as what you are paying for rent in this area.
