1. Never waive your inspection period. You can agree to buy as-is AND still keep your inspection. Waiving inspections is just walking into a home completely blind. That’s not a negotiation tactic. That’s called being informed.

2. Do not tour homes above your budget. I mean it. The moment you walk through a house you can’t afford, every house you CAN afford feels like settling. Your brain anchors to that number and it will talk you out of perfectly good homes. Protect your mindset.

3. Meet with a lender before you fall in love with anything. Not after you find your dream home. Before. Know your number. Know your payment. Then we go shopping.

4. Never skip the final walkthrough. It is not a formality. It is your last chance to confirm the home is exactly what you agreed to buy. Things happen between contract and closing. Show up.

5. Zillow does NOT know your home’s value. An algorithm doesn’t know your finishes, your street, or that a Trader Joe’s is opening two miles away. Stop letting it set your expectations.

6. Never buy the nicest house on the block. The neighborhood sets the ceiling on your value , not your renovation. You want room to grow, not a cap.

7. If you have to chase your agent for updates, that’s a problem. Communication is not a bonus feature. It’s the job. You should never wonder what’s happening with the biggest financial decision of your life.

We had the best time sponsoring a hole at Fins & Fairways today in support of Reel Warriors Foundation.

Getting out into the community, building relationships, and pouring into something bigger than business will always be a yes for me.

And maybe a hot take, but I let my son skip school today for some real-life learning… meeting new people, having conversations, and seeing what mom actually does day-to-day. Those lessons? You can’t teach them in a classroom.

Grateful & already looking forward to the next one.
