Your home will be listed in the Multiple Listing Service (MLS) and on 30 internet sites. Maintenance- We handle maintenance requests efficiently and quickly to keep your tenants happy and help maintain your property’s equitable value. If you have preferred vendors or a home warranty company, we are happy to work with them directly. Most repair costs are handled by our company, then itemized and deducted on your monthly accounting statement. Inspections- Property inspections are a vital part of maintaining your home. They can reveal potential repair issues, hold your tenants accountable for the care of your home, and help our company become more familiar with your property. Properties are inspected every six months, and any time an occupant moves out. Tenant Screening- we take our tenant selection process very seriously. We are affiliated with the National Tenant Network and screen our applicants for 5 different qualifications: rental history, credit history, credit score, employment verification, and debt to income ratios
Management Fees and Owner Payments- Our management fees are simple and straightforward. We charge a first month leasing fee 75% when establishing new tenancy and a monthly management fee of 10%. Electronic Accounting- to streamline communication, we deliver owner statements and payments electronically. This helps us keep your management costs low and allows you to access your information any time and from any place. We communicate effectively via phone, fax, email and standard mail.
