You want a home in San Diego? Here's the strategy I'd follow if I were buying right now: 👇
🏡 1. Get crystal clear on your goals.
Are you buying to live in it for the next 5–10 years? House hack? Start your portfolio? Your answer affects everything—from neighborhood to loan type.
📍 2. Focus on value + lifestyle neighborhoods.
Some top picks right now (depending on your price point):– Clairemont: Central, still (somewhat) affordable, and appreciating fast.– Normal Heights / North Park: Walkability, charm, and culture.– Bay Park: Underrated, coastal-feeling without La Jolla prices.– La Mesa: Cute, hip, and perfect for first-time buyers who want space.– Point Loma / Ocean Beach: If you're stretching for lifestyle, these are vibe-y and always in demand.
💰 3. Don’t obsess over interest rates—get creative instead.
Talk to a lender early (I have great referrals!). Ask about:– 2-1 buydowns– Adjustable rate mortgages (ARMs)– First-time buyer assistance programs– Seller concessions to help with closing costs
🛠 4. Be ready to move fast—but smart.
The best homes still go quickly. Get pre-approved, know your must-haves vs. nice-to-haves, and have a solid agent (hi 👋) to guide you.
