She wasn’t invited to the meeting. She asked to join anyway.

Kimberly Honea of Varia Hospitality Group learned by sitting in on a meeting she wasn’t invited to, taking notes on words she didn’t know, and googling them later. She’s honest that confidence isn’t always there. What’s carried her career is curiosity.

Her advice when people ask for the fast track? There isn’t one. The real shortcut is mentors and connections, people who let you sit in the room and learn.

That’s exactly what this podcast is here to do. Every episode is us pulling up a seat for you, putting you in the room with developers who’ve done it, so you get the mentorship without having to ask permission to sit in the corner.

Ready for more than an episode a week? Kristi Kandel | Real Estate Developer Development Mentorship Program is built to give you that same seat at the table, direct guidance from a developer who’s done $450M in projects, not just talked about them.

There is a big difference between being good at what you already know and understanding what it takes to reach the next level.

Sanka knew how to drive a pushcart. He had the talent and confidence. But his coach understood the course, the roles, the risks, and what it would take to compete at a level they had never been before.

That is what real mentorship provides.

When we talk about Kristi’s 20 years in business and real estate development, $450 million in successfully completed development deals, and more than $1 billion in economic impact, it isn’t to brag.

It is to explain why that experience matters.

Experience is not a crystal ball. It is having done enough reps to recognize the signs earlier than most people. It is knowing how to read the room, hear what someone is saying, understand what they actually mean, and anticipate decisions that could cost time, money, or relationships.

Local developers already have the vision. They understand their communities and see opportunities others overlook. Mentorship is for capable people doing something they haven’t done before.

Through the Local Real Estate Developer Podcast and our mentorship, Raphael and Kristi help locals understand the course, prepare for what is ahead, and get further than they could have gotten alone.

This message meant more to me than this person probably realizes.

Twenty years in business and real estate development has taught me to recognize patterns, anticipate challenges, and notice the things that are easy to miss when you haven’t encountered them before.

None of us has every answer. The real strength is knowing when another perspective could change the outcome.

That is why mentorship is such an important part of Local Real Estate Developers. Building a project also means building a business, and sometimes the greatest value is having someone who can step outside the day-to-day, see the bigger picture, and help you move forward with clarity.

🚨 LAST CALL FOR LOUISVILLE. 75 SPOTS. 🚨

Katie Neason said it plainly: we don’t need more big developers flattening what makes a town a town. We need the people who actually live there, the ones with roots, not just spreadsheets, to build it back up instead.

That’s the Local Developer Meet Up. Not a conference. A room full of people already doing it: buying back their hometowns lot by lot, block by block, and proving small scale infill can outperform the big guys.

If ā€œsomeday I’ll get into developmentā€ has been sitting on your list, this is the room. Louisville, August 27 to 29.

This isn’t the kind of event you catch a replay of. It’s the room or nothing.

Ever wonder why Hallmark movies are obsessed with small towns? It’s not the snow or the coffee shops. It’s the Main Street connection we all secretly miss.

On this episode, urban planner and Ash & Lime founder Rik Adamski breaks down why the towns people fall in love with aren’t the ones with billion dollar developments. They’re the ones where locals show up, care, and make it feel alive.

Rik pulls from decades of planning and downtown revitalization work to explain how vacant storefronts, walkable blocks, and third places can transform a struggling community without a massive budget. Inspired by Strong Towns and Better Block, his approach proves that meaningful change starts with people willing to act, not outside investors waiting to swoop in.

If you’ve ever looked around your own town and thought someone should do something, this episode is your reminder that person could be you.

Katie Neason | Texas Real Estate Developer & Investor ’s take is blunt: your hometown doesn’t need another outside developer. It needs the locals who actually live there. šŸ‘€
