One thing I didn’t expect when getting into development is how much it changes the way you see the world around you.

You stop looking at properties for what they are today and start thinking about what they could become.

Not just financially, but functionally.

How people live.
How spaces flow.
What a neighborhood is missing.
What could make an area better five or ten years from now.

One of the questions I get asked the most is:
“How do you even get into development?”

And honestly, I used to think developers were just people with a lot of money building massive projects.

But development is really about learning how to think differently.

You start paying attention to:
• underutilized spaces
• community growth
• zoning and land use
• infrastructure
• long-term vision
• how small changes can create massive impact over time

People also think you need to know everything before getting started.

You don’t.

I’m still learning constantly.

A lot of this business is problem solving, relationships, patience, and learning how to make thoughtful decisions with incomplete information.

Truthfully, nobody feels fully ready when they start.

You just start learning, stay curious, and build confidence through experience.

That’s also a big reason we started mentoring people who want to get into development and investing. There’s so much gatekeeping in this industry, and having the right guidance early on can completely change someone’s trajectory.

They fail because nobody ever taught them how the money actually works.

In this episode, Jordan Blanchard breaks down the world of USDA lending, government guarantees, capital stacking, and why billions in funding still go unused.

• USDA/SBA loans are not direct government loans
