More Homes Hit the Market as Demand Cools
In the four weeks ending August 23, we saw a subtle shift in the national housing landscape: new listings ticked up by 0.4% and total homes for sale rose 0.5%, reaching their highest point since early Q2. Meanwhile, pending home sales slipped 1.1%—the lowest in six months—as elevated costs kept many buyers on the sidelines, despite improving inventory across the country. The median U.S. home-sale price climbed 1.9% year-over-year to over $400K, with average mortgage rates holding near 7%, a 13-month high. For my clients in San Diego and beyond, this means we're entering more buyer-friendly territory—more choices, more negotiating power, and, in many cases, opportunities for price cuts or seller concessions. Homes that have been on the market for several weeks often provide the best leverage for buyers, while sellers experience the most success with realistic pricing strategies, rather than chasing last year's market. 🇺🇸 MILITARY MONDAY: 58 YEARS AGO TODAY 🇺🇸

Some stories of courage are recognized immediately.

Others wait decades to receive the honor they deserve.

On September 14, 1968, Staff Sgt. Terry P. Richardson found himself in the middle of a fierce battle near Loc Ninh, Vietnam.

His company was under devastating enemy fire. Soldiers were wounded. The danger was extraordinary.

And Richardson kept going back.

Three times, he moved through intense enemy fire to rescue three severely wounded soldiers.

Then, realizing his company was surrounded, he advanced toward Hill 222 to reach a position where he could help direct air strikes against the enemy.

He continued fighting and leading until he himself was wounded by sniper fire.

Terry Richardson survived that day.

But it would take nearly 58 years for his extraordinary heroism to receive our nation's highest military honor.

On March 2, 2026, retired Command Sgt. Maj. Terry P. Richardson was awarded the Medal of Honor.

And today, September 14, 2026, exactly 58 years after that battle, we remember what he did.

Not because he sought recognition.

But because courage like this deserves to be remembered.

There is something deeply humbling about a man willing to run toward danger again and again because someone else needed him.

58 years ago today, Terry Richardson refused to leave his fellow soldiers behind.

Today, we simply say:

We remember. We honor you. And we thank you. 🇺🇸

🏡 Your mortgage may be paid off. But that doesn’t mean you should stop watching your property.

The FBI is warning property owners about a growing form of real estate fraud where criminals impersonate the legal owner, create fraudulent documents and attempt to sell or transfer property without the real owner even knowing.

Properties that are vacant, owned free and clear, second homes or otherwise not closely monitored can be particularly attractive targets.

So how do you protect yourself?

🔐 Sign up for your county’s property recording notification service, if available. You can be alerted when a document is recorded involving your name or property.

📄 Periodically check your property records. Make sure the ownership information is correct and there are no deeds, liens or documents you don’t recognize.

📬 Pay attention to your mail. Missing property tax bills, unexpected notices or changes in utility activity can be warning signs.

🛡️ Review your owner’s title insurance policy and understand what protection you have against forgery or fraudulent transfers.

🔑 Protect your personal information. Scammers can piece together information from public records, compromised accounts and online sources to impersonate property owners.

And if something looks wrong, act quickly. Contact your county recorder, title professional and law enforcement. Suspected internet related real estate fraud can also be reported to the FBI’s Internet Crime Complaint Center.

Your home may be your largest financial asset.

Protecting it shouldn’t end when the mortgage does.
