A few unpopular opinions from your realtor…⁣

The agent on the other side of the deal isn't my opponent. Some of my favorite people in this industry are agents I've gone head-to-head with at the table. We're both trying to get our clients home, and the best deals happen when everyone plays fair.⁣

I don't buy leads. Almost every client I've worked with came from a real relationship. That's not the slow way to build a business. It's the only way I'm interested in.⁣

I will tell you when I'm not the right fit. I'll tell you when the timing is off, when your price is wrong, and when waiting makes more sense than moving. The agent who only tells you what you want to hear? You'll be looking for a new one in 60 days.⁣

Stern Grove Festival is one of my favorite things about living in this city, and if you haven't been, it belongs on your SF bucket list. The longest-running nonprofit music festival in the country, right here in our backyard, is completely free.⁣
⁣
Here's how the tickets work (because it's a little unique): ⁣
⁣
▪️ GA tickets are 100% lottery, opening 6 weeks before each concert at 10am, and you have one full week to enter. You can request up to 4 tickets. ⁣
⁣
▪️ Head to Stern Grove’s Community Box Offices across the city. For every concert, 1,500 tickets will be distributed first-come, first-served at designated locations.⁣
⁣
▪️ Want a guaranteed spot? You can purchase a table, and honestly, my favorite way to make a day of it with your crew.⁣
⁣
Heads up: more than half the lineup hasn't been released GA tickets yet, so you’ve got a chance to catch a great show this summer.⁣

Wait, you’ve been recycling wrong your whole life? 🫣

San Francisco has some of the most ambitious recycling goals in the country, and also some of the most confusing rules. So I did the research (and made the reel) so you don’t have to.

A few things that may surprise you:

→ Greasy pizza boxes? Compost, not recycling.

→ Plastic smaller than 2 inches? Landfill…it jams the machinery.

→ Soiled paper towels and napkins? Also compost.

→ Wishful recycling is actually finable in SF. Yes, really.

The rules vary by neighborhood and provider, so when in doubt, look it up, but these basics apply to most of us in the city. The had a great article recently that dives even deeper into your recylcing questions. Drop me a ♻️ if you want me to send it to you!

If you own a home in the Bay Area, you've probably heard about the upcoming gas water heater ban, and it's completely normal to have questions or feel uncertain about what it means for you. ⁣

Starting as early as 2027, new regulations will require most homeowners to replace broken gas water heaters with electric heat pump models, which can cost significantly more upfront. ⁣
⁣
The good news? Rebates are available to help offset the cost, exemptions exist for certain households, and there's still time to plan ahead thoughtfully. Every home and situation is different, and navigating changes like this is exactly what I'm here for. ⁣

I have been on a lot of broker tours. A lot. So it is rare that something genuinely stops me in my tracks.

But last week, it happened: a classic Victorian home with the most seamless solution to one of the oldest problems in San Francisco real estate: where do you put the washer and dryer without it feeling like an afterthought?

Sliding doors. Perfectly placed, perfectly proportioned, completely hidden. Open them and there’s your laundry. Close them and you’d never know. The Victorian character of the home was completely untouched. 🤯
