🌊 Is Pacifica cooling off?

August brought a quieter pace to the Pacifica housing market, with 25 homes sold, compared with 38 in July.

🏷️ $1.26M — Median sale price

🏠 19 — Active listings
📅 14 days — Median days on market
💰 $868.75 — Median $/sq. ft.
⚡ 68% — Of August sales closed within 30 days

Homes that sold within their first 30 days averaged 105.06% of asking price.

That tells us buyers are still moving but they’re being selective.

There isn't one Pacifica market. Linda Mar, Vallemar, Park Pacifica, Sharp Park, Fairmont, Sun Valley and Pacific Manor can all tell very different stories.

📊 38 homes sold | 19 median days on market | 102.1% of asking

Pacifica had an active July.

38 homes closed, up 81% from July 2025, and the median sale price finished the month at $1,282,500. Nearly 60% of July sales went under contract within their first 30 days.

We also saw plenty of range in the market, from more traditional Pacifica homes to an $18M coastal sale. Closer to home, 15 Picardo Court sold for $1,730,000, more than $80,000 over asking.

The takeaway? Buyers are still moving quickly when the home, preparation and pricing line up.
