A Journey Beyond the Sale: Closing 20 Knoll Road with Heart and Hustle

Today, I’m beyond proud to share the story of closing 20 Knoll Road—a journey that was about so much more than just a real estate transaction. This sale was a testament to trust, perseverance, and going the extra mile for a client who needed someone in their corner.

When I first took on this listing, I knew it wouldn’t be a typical sale. The property was held in a trust, and the grantor was unable to contract due to health challenges. The trustee, managing everything from afar, was navigating a complex situation while out of the country. But I made a promise: I’d stick by their side, handle every detail, and ensure this closing honored their wishes.

The process started with coordinating estate planning logistics to set the stage for a smooth closing. A trust-held property requires a bank account in the trust’s name, but with the trustee overseas and banks often prohibiting attorney-opened trust accounts, this was no small feat. I worked tirelessly to identify a bank with a pre-existing relationship to the seller, ensuring funds could be released to the estate without being stuck in escrow. Every phone call, every follow-up, was about protecting the family’s legacy.

Communication was key. I bridged the gap between the care facility caring for the grantor and the trustee, keeping everyone aligned so the trustee’s vision for the sale could move forward seamlessly. When it came to offers, I managed multiple bids, carefully sifting through disingenuous ones from wholesalers and bargain-hunters trying to take advantage of the situation. My goal was clear: secure a fair deal that respected the trustee’s needs.

The final hurdle? The trustee was overseas, and closing documents needed to be signed at a U.S. Embassy. I coordinated every detail, ensuring the paperwork was prepared and shipped with enough time—five days, to be exact—for escrow to receive them. It was a race against time, but we made it happen.

Closing 20 Knoll Road today wasn’t just about signing papers; it was about earning the trust of a family navigating a challenging chapter. I’m not just a realtor—I’m a partner who’ll go the extra mile, anticipate every obstacle, and fight for what’s right. Whether it’s untangling estate complexities or coordinating across continents, I’m here to get it done with care and commitment.

KEY POINTS: older homes built before 1990 may have hazardous electrical panels like federal Pacific, Zinco, split bus bars, fuse boxes, and Challenger, posing fire risks. BOTTOM LINE: A homebuyers ability to identify potential dangerous panels quickly and know when to seek professional help can save substantial due diligence time and help find a dream home more quickly.
