Buying a home along the Emerald Coast? Insurance is an important part of the equation, and there are several factors that can affect what you pay.

A few things to keep in mind:

~ Location & flood zone — Your property's location and flood exposure can impact coverage and premiums.

~ Age and condition of the home — Roof age, electrical, plumbing, HVAC, and overall condition can all matter.

~ Roof type & wind resistance — Features like impact-resistant materials, storm shutters, and other wind-mitigation measures may affect your insurance costs.

~ Proximity to the water — Gulf-front and waterfront properties can have different insurance considerations than homes farther inland.

~ Pools & other features — Pools, docks, outdoor structures, and other amenities can affect your coverage needs.

~ Coverage limits & deductibles — The amount of coverage you choose and your deductible can make a significant difference in your premium.

And here's one of my biggest pieces of advice: don't wait until you're under contract to start asking questions about insurance. Especially here on the coast, getting an insurance quote early can help you understand the full cost of owning a property before you make an offer.

Every property is different, so I always encourage my buyers to speak with a qualified insurance professional about the specific home they're considering.
