It's easy to get distracted by the big things in a home, the views, the pool, the gorgeous spaces, but sometimes it's the details that really catch my eye.

At 40 Tortola Lane, one of my favorites is the gorgeous tile throughout the entire home. It adds so much character and ties all of the spaces together beautifully.

It's timeless, elevated, and just one of those details that makes you appreciate the thought that went into the home.

Because sometimes, it's not just the big things... it's the details that make a house special. 🤍

My real estate "oh-no nos"...

Nothing serious... just a few things that make me say, "Oh, let's change this up!"

~ Listings that don't have enough photos — I need to see the kitchen, the backyard, the bathrooms... ALL of it!

~ Photos that don't match the house — If the listing photos are from five years ago, we're going to want to talk about updating them!

~ A lockbox that doesn't cooperate — Somehow, the one thing standing between me and the front door becomes the hardest part of the showing.

~ Furniture that makes a room look smaller than it is — Sometimes less really is more.

~ Not highlighting the location — If you're steps from the beach, walking distance to dinner, or have an incredible view... let's show it off!

~ Missing the little details — The built-ins, the gorgeous tile, the outdoor shower, the sunset spot... those are the things buyers remember.

And my biggest one?

A home that has so much potential but isn't being marketed to show it off.

That's where having the right Realtor matters. The goal isn't just to put a home on the market, it's to make sure buyers see what makes it special.

Stories like this are exactly why I love what I do. After nearly 300 days on the market without an offer, seeing this home go under contract with the ideal buyer in just two days was exciting for everyone involved.

Happy Walk-Through Wednesday! 💛

Today we’re at 58 Overlook Drive in Gulf Pines, and this one is extra fun for me!

I had the privilege of selling this home for the previous family, who owned and loved it for 36 years. That was before the renovation, so getting to come back and see it all gussied up was such a treat!

And y’all… the backyard! 😍 The pool and outdoor space are fabulous and made for Florida living.

Gulf Pines has always been such a special, established neighborhood, and I love seeing an older home get a beautiful new chapter.
