If the constitutional amendment is approved by a supermajority of voters in November 2026, the tax relief would be implemented in stages:
January 1, 2027: The homestead exemption for primary residences would increase from $50,000 to $150,000.
January 1, 2028: The exemption would increase further to $250,000.
Post-2028: The Florida Legislature would be required to establish a schedule for the full elimination of property taxes on primary homesteads.
Key Provisions and Limitations
Education Funding: Lawmakers amended the original proposal to ensure that property taxes funding public K-12 schools remain in place.
Primary Residences Only: The exemptions apply exclusively to homestead properties; vacation homes, rental properties, and commercial real estate would remain subject to current tax rules.
Residency Requirements: New residents moving to Florida after January 1, 2027, would only receive a $50,000 exemption for their first five years before becoming eligible for the higher amounts.
Assessment Caps: The proposal lowers the annual assessment increase cap for non-homestead properties (like small businesses) from 10% to %5.
