Have you ever wondered why two homes in the same community can produce very different outcomes?

Two Turtle Rock homes sold for nearly the same price in August: $650,000 vs $640,000.

One secured a contract in 19 days. The other took 158 days.

The smaller home also sold for approximately $311/ft, compared with $254/ft.

That does not mean square footage did not matter. It means buyers considered the complete property: condition, presentation, improvements, competition and how each home was positioned.

A desirable community can bring buyers into the neighborhood. It does not guarantee they will choose your home.

I do it differently. Build interest before the sign goes in the yard. Create leverage before you need it. That is the difference between netting more and netting whatever showed up.

324 homes sold in the City of Sarasota last month. In that same 31 days, 192 sellers pulled their home off the market without selling. Same city, same buyers, same 31 days.

The market actually improved year over year: more sales, higher prices, faster contracts. So why did 192 sellers walk away with nothing.

The first 21 days a home is on the market do more work than most sellers expect. Not because of one factor. Price plays a part, but so does presentation, timing, and how quickly buyer attention forms and fades. I have been looking at why some Sarasota listings hold that attention and others lose it fast.

What do you think matters most in those first three weeks: the price, the presentation, or something else entirely?

Three weeks in with no offers usually comes down to one of three things: price, condition, or comparison to what else is on the market. Wednesday's video walked through how to diagnose which one you're actually facing before making a change.

Here's the quick decision tree. If showings are strong but offers aren't coming, the issue is usually price. If showings themselves are thin, the issue is usually exposure or condition. If you're being shown alongside two or three similar homes and losing every time, the issue is comparison, not your home in isolation.

Most sellers jump straight to a price cut because it's the easiest lever to pull. It isn't always the right one.

If you only had time to track one thing about this market from a distance, would it be pricing, inventory, or how fast homes are moving?

The July numbers are in for Palmer Ranch, and here's the sharpest signal: what's asking, what's being selected, and what's actually closing are three different prices, 23% apart at the widest point. Active listings carry a median of $759,000. Pending sales sit at $631,500. Closed sales land at $581,050. Homes here are also closing about nine days faster than the Sarasota County median, and more than half of July's closings were cash.

The community-level story varies too. Sandhill Preserve and VillageWalk were the busiest corners of Palmer Ranch these last two months. Meanwhile a home in Esplanade at Legacy Estates just closed $395,000 below its original list price after three reductions, a reminder that pricing accuracy still decides the outcome even in a market moving this fast.
