Orange County's active listing inventory climbed to 4,475 homes - up 4% in the last two weeks.

That puts us slightly below this same week last year (4,595), and still 42% below the pre-pandemic 3-year average of 6,370.

Translation: inventory is growing on schedule with the season, but available homes are still scarce by historical standards.

For sellers: more competition than two weeks ago. Pricing and presentation matter more with each new listing that joins the pool.

For buyers: a slightly larger pool to choose from than two weeks ago. Still tight historically, but the season's typical inventory growth is showing up.
