The housing market update is in, and the short version is this: where you are matters a lot right now.

Seattle prices are up. The Eastside has more inventory than it's seen in over a decade. Snohomish County hit historic supply levels. And yet, well-priced homes across all of these markets are still selling fast, often above asking price.

It's a more balanced market than we've seen in years, which means more options if you're buying, and more strategy required if you're selling.

Washington State Ferries is turning 75, and honestly? The party sounds pretty great.

The Space Needle flew a custom anniversary flag. The Great Wheel lit up. And throughout June, WSF is hosting live DJ sets on the sun decks of four ferries in partnership with C89.5. There's also a Bainbridge Youth Orchestra performance on the water, free anniversary stickers, and if you caught the right sailing on Monday, a free coffee or popcorn with your galley order.

If you've ever taken a sunset ride just for the view and thought "this is why I live here," this one's for you.

Bellevue just landed something big.

Nobu, the legendary Peruvian-Japanese restaurant co-owned by Robert De Niro, is officially coming to the Eastside. It's anchoring a full city block of new development, surrounded by 365 condos with lake and mountain views, and it's going to be a 10,000-square-foot dining experience worthy of the name.

If you've ever had black miso cod at a sushi restaurant and wondered where that came from, the answer is Nobu. They basically invented it. And now it's coming to Bellevue.

Seattle’s market is sending a clear message, and it pays to listen.

Inventory is up ⬆️ 28% from last year (1,265 active listings!), buyers have more options than they’ve seen in years, and prices have eased modestly, down just 3% from 2025 peaks.
But here’s the plot twist: 38% of homes STILL sold above asking price.

The market isn’t broken. It’s just more honest now. 🔍

Sellers 🏡
First impressions are everything. Homes priced right in the first two weeks sell at 100.8% of list. Wait 90+ days and you’re at 90.7%. That gap is real money. Price with strategy, not ego. 💡

Rates are down to ~6.3% and you’re saving roughly $432/month vs. last April. The cost-of-waiting math has officially flipped in your favor. Calm minds win homes. 🎯

The Seattle-area market this spring? Not a crash. Not a boom. Something more interesting. 🏡

Inventory is up significantly across the board, King County listings are 37% higher than a year ago, the Eastside is up 51%, and Snohomish County jumped 56%. Prices have eased from their peaks. Buyers have more choices and more negotiating room than they've had in years.

But here's what the headlines miss: well-prepared, well-priced homes are still performing. 38% of Seattle homes closed above asking last month. On the Eastside, pricing strategy isn't just important right now, it's everything.

Big news for Bellevue: Uber just signed a 170,000 sq ft lease in Downtown Bellevue, bringing their total local footprint to over 285,000 sq ft. 🏙️

They're not alone. OpenAI inked a 250,000 sq ft expansion there at the end of 2025. The Eastside office market is heating up fast, and with no new office deliveries expected in 2026, the window for top-tier space is quietly closing.
