Another Closing — and a Valuable Reminder About Strategy | An update from two recent sales.
Both properties sold at asking price — but the paths to get there looked very different.
One sold in just 3 days.
The other took 67 days.
One of the biggest misconceptions in real estate is that if a home doesn’t sell immediately, the answer is always a price reduction. Sometimes that’s true. But often, success comes from proper positioning, presentation, patience, and having the right strategy throughout the process.
The second property had a narrower buyer pool and required the right match, which meant staying disciplined instead of reacting emotionally to days on market. Through strong preparation, consistent communication, thoughtful negotiations, and strategic adjustments along the way, we were still able to achieve a full-price result.
What most people never see are the countless decisions and conversations happening behind the scenes during a transaction — negotiating terms, navigating inspection issues, communicating with lenders and appraisers, advising clients through emotional moments, protecting leverage, and knowing when to stand firm versus when to adapt.
Every transaction has moments where sellers can unintentionally leave significant money on the table. My role is to guide, advocate for, and protect my clients through every step of that process.
No two homes — or markets — are exactly alike, which is why pricing correctly from the beginning and having a clear strategy matters so much.
