One of the best times to inspect a home is during a heavy rainstorm.
Rain can reveal issues that aren’t visible on a sunny day, including active roof leaks, clogged gutters, overflowing downspouts, and drainage problems around the foundation.
When viewing a property during significant rainfall, pay close attention to:
✔️ Signs of water intrusion in the attic, ceilings, and around windows
✔️ How the gutter system handles heavy water flow
✔️ Whether downspouts are properly directing water away from the home
✔️ Areas where water may be pooling against the foundation
✔️ Standing water in low spots throughout the yard
✔️ Erosion, washouts, or drainage concerns around the property
A properly functioning drainage system should move water safely away from the home, helping protect the foundation, basement, crawl space, landscaping, and structural integrity of the property.
Sometimes the best inspection happens when Mother Nature does the testing for you.
