You passed both portions of the PSI exam. Now the part nobody walks you through.

In Maryland, passing doesn't put a license in your hand yet. Three things happen next, in order: your background gets reviewed through the application, you apply with the Maryland Real Estate Commission, and a broker signs on to sponsor you.

It's a fair question, especially if you've spent 15 or 20 years in another career.

Here's the straight answer. To get your Maryland salesperson license, you need to be at least 18, finish the 60-hour prelicensing course, pass the PSI exam (both the national and state portions), and affiliate with a sponsoring broker. There is no upper age limit anywhere on that list.

What age can't do is guarantee results, for anyone. What tends to carry new agents through the slow first months is follow-up, patience, and being comfortable talking with people. Career changers usually walk in with plenty of all three.

In Maryland, a salesperson license doesn't let you work on your own. You provide real estate services on behalf of the licensed broker you affiliate with, and that broker is responsible for supervising your work. That's your sponsoring broker.

After you pass both portions of the exam, you have one year from your exam date to apply for your license. If you want it active right away, you need to affiliate with a broker immediately. So finding a sponsoring broker is part of getting started.

Most agency questions on the Maryland exam won't ask you to define a term. They describe a situation and ask who the agent owes duties to, and what should have been disclosed by that point.

A lot of agents assume that putting a license on inactive status pauses everything, CE included. Maryland law says otherwise.

Under $17-316, an inactive license still has to be renewed on schedule. To renew while inactive, you need the same CE an active renewal requires (15 clock hours per 2-year term).

Planning to reactivate? You'll need proof of that CE, the reissuance fee, and (for salespersons and associate brokers) a sponsoring broker. If the license sits inactive for more than 3 years, it expires.

- Read your score report. Find the 2–3 topics that cost you the most points and start there.
- Change how you study. For every practice question you miss, write down the rule behind it and why each wrong answer is wrong.
- Rebook once those topics feel solid.

Already licensed in Maryland? Here's what it actually takes to add DC or Virginia.

Reciprocity waives the national portion of the exam in both states, but that's about where the similarity ends.

DC's path is light: a 3-hour Fair Housing and Property Management course, a 75% passing score on the DC law exam, and an application submitted within 6 months (plus an MD license certification letter dated within the last 90 days).

Virginia's path is heavier. Reciprocity doesn't waive the pre-licensing hours there, so you're still looking at the full 60 hours for a salesperson license, 180 for broker, plus fingerprints and a background check valid for 45 days.

Same shortcut on the exam. Two very different lifts to get there.
