September 11th, 2001. I was 24 years old, teaching first grade, when everything changed.

I remember trying to hold it together in front of a room full of six-year-olds while the adults around me were reeling. Explaining nothing, and everything, all at once. It's a strange thing, carrying grief and composure in the same breath — but I think a lot of teachers that year know exactly what I mean.

What I remember most, though, isn't just that day — it's what came after. Neighbors checking on neighbors. Strangers lining up to give blood. Flags going up on every porch. For a little while, we weren't divided by anything. We were just Americans, standing together.

Life took me from that classroom to military spouse to REALTOR®, but that day has stayed with me through every chapter. To every service member, veteran, first responder, and family who has carried a piece of it since — thank you.

We will never forget the lives we lost. And I hope we never stop reaching for the unity we found in the days after. That's the America I want for my kids, and the community I try to show up for every day.

Closing costs catch a lot of buyers off guard — let's fix that. 📝

If you're using your VA loan, here's something huge: VA loans don't require a down payment, but you'll still have closing costs to plan for. Here's what's usually in that number:
📌 Loan origination fee — what your lender charges to process the loan
📌 Appraisal fee — required to confirm the home's value
📌 Title insurance — protects you and the lender if there's ever a dispute over ownership
📌 Prepaid items — property taxes and homeowners insurance you pay upfront
📌 VA funding fee — unique to VA loans (though many buyers qualify for an exemption — disability rating, Purple Heart recipients, and more)

Typically, closing costs run about 2-5% of the loan amount. On a $300,000 home, that's roughly $6,000-$15,000.

Here's the part most people don't know: as the buyer, you can ask the seller to cover some or all of your closing costs as part of your negotiation. In today's market, that's often very doable.

PCS orders in hand and wondering if you should buy or rent at your next duty station? 🏡
Here's the honest answer: it depends on your timeline — but here's what I tell military families every time this question comes up, and honestly, it's exactly why my husband and I did what we did.

We bought at two of our own PCS stations using our VA loan, and today both of those homes are rental properties that cash flow for us every month. We didn't set out to become landlords — we just didn't want to hand our housing allowance to someone else's mortgage.

Looking back, it's one of the best financial moves we made during our military life.
If you're planning to stay at least 2-3 years, buying often makes more sense than renting. Your VA loan benefit means $0 down, no PMI, and you're building equity instead of paying rent. And even after you PCS again, you've got options — sell for a profit, or do what we did and hold onto it as an investment property.

Renting makes sense if:
