Title companies are one of those things nobody thinks about until they're sitting at a closing table and by then it's a little late to ask questions.

Here's the short version of what they actually do:

📋 Search the property's history to make sure there are no liens, disputes, or ownership issues
🔒 Issue title insurance to protect you if something unexpected comes up after closing
📝 Handle the closing paperwork and make sure funds are transferred correctly
✅ Make sure the deed gets recorded properly so the home is officially yours

They're one of the most important people in any transaction and most buyers and sellers barely know they exist.
