Alright, settle this debate… If you can only choose one for the rest of your life. Which are you picking? 👇

🌊 Coffee on the beach with ocean waves and sunset walks every night.

Friendly reminder before summer hits full force. ☀️ A few small things now can save you a big headache (and big money) later.

✔️ Change your AC filter
✔️ Check windows & doors for air leaks
✔️ Trim back trees & shrubs touching the house
✔️ Look for leaks around hoses & sprinklers
✔️ Don’t ignore pest prevention
✔️ Check your roof before summer storms
✔️ Test smoke & carbon monoxide detectors

Save this for later and knock out a couple things each weekend.

Nothing glamorous about home maintenance… until it keeps you from replacing something expensive. 😅

Missed awards night, but finally picked up my award from the office. ✨

But the truth is… awards like this are never earned alone. Every family who trusted me to help buy, sell, dream, stress, celebrate, and navigate one of life’s biggest decisions is the real reason behind it.

I never take that trust lightly. It means more than any trophy ever could.

THANK YOU for allowing me to do what I truly love. ❤️🏡 ❤️

What an incredible reminder of what a community can do when people come together for something bigger than themselves ❤️🩹

Thanks to the kindness and generosity of so many amazing people, we were able to donate OVER 42,000 fun bandages to the Children’s Hospital at Vanderbilt 💙

These may seem like small things, but for a child going through a hard day, a Bluey, princess, or superhero bandage can bring comfort, smiles, and help make them feel just a little braver.

Thank you to every person who donated, shared, encouraged others, and helped make this possible. You truly crushed it!! 💪🏼 Watching our community rally together to brighten the lives of children and families has been incredibly special. So grateful for every single one of you ❤️

If you’ve been waiting for a sign that it’s okay to keep believing in what you’re working toward, this is it. 🏡

The right home exists. The right timing exists. And somewhere between the searching, the waiting, and the almost-but-not-quites, it all comes together.

It always does.

Trust the process. Trust yourself. And make sure you have an agent you can trust to guide you through it all, someone who’s in your corner from start to finish. ✨

Here’s the thing, a low appraisal doesn’t automatically kill the deal. You actually have a few options.

The seller can adjust the price to match the appraised value if they want to keep things moving. The buyer can cover the difference out of pocket if they love the home and are able to. Both sides can meet in the middle and renegotiate terms to find a workable solution.

A low appraisal is a speed bump, not a dead end. Having the right agent in your corner makes all the difference when navigating it and having a plan before you ever need one. 🏡

This Memorial Day we pause to honor the men and women who gave everything so we could have everything we hold dear, including the freedom to call a place home. Thank you to all who served and to the families who carried the weight alongside them. 🇺🇸

Summer is for rest, travel, and long weekends away, but before you lock up and head out, your home deserves a little attention first. 🌿

A few things worth checking before any extended time away:

✓ Set your thermostat. Don’t turn the AC off completely, just adjust it up a bit. Heat and humidity can do real damage to floors and furniture.
✓ Check under sinks and around appliances for any slow leaks.
✓ Put interior lights on a timer so your home doesn’t look empty.
✓ Trim back overgrown landscaping to avoid the obvious “nobody’s home” look.
✓ Clean out gutters before summer storms roll in.

A little preparation goes a long way. ☀️

Summer is one of the best times to sell, but it also comes with its own set of traps. ☀️ Here are 3 things to avoid if you’re listing this summer:

☀️ Overpricing because the market feels hot. A strong market doesn’t mean buyers will overpay. Pricing it right from day one keeps your home moving.

⛱️ Neglecting outdoor spaces. Curb appeal matters even more in summer — buyers notice the yard, landscaping, and exterior first.

🏝️ Being too rigid with showings. Summer schedules are packed, and flexibility means more eyes on your home.

Small details make a big difference, and the right prep now leads to the right result later. If you’re thinking about selling, I’d love to help you strategize. Contact me anytime at ☎️ 615-566-9156.

A lot of first-time buyers are surprised to learn that their monthly mortgage payment includes more than just principal and interest. 🏡

Property taxes are often collected monthly by your lender and held in an escrow account, then paid on your behalf when they’re due. That means if your property taxes go up, your monthly payment can go up too.

It’s one of those details that doesn’t always get talked about until it does, and by then it can feel like a surprise.

Understanding the full picture of what your monthly payment includes is one of the most important steps before buying. Ask your lender. Ask your agent. Know your numbers before you close.
