🏠 REAL ESTATE TERMS EXPLAINED LIKE I’M 5: “PENDING”

So… what does PENDING actually mean? 🤔

Imagine you’re at the store and you find the PERFECT toy. 🧸

You tell the store, “I want this one!”
The store says, “Okay! We’re working on it.”

That’s basically what PENDING means in real estate! 🏡

A buyer and seller have agreed to a contract, and they’re working toward getting everything completed so the house can officially become the buyer’s.

🔑 The house hasn’t closed yet.

📄 There are still things that need to happen before closing.

💰 The buyer still has to finish the steps required by their contract and lender.

🎉 Once everything is completed and the closing happens, the buyer officially gets the keys!

So when you see “PENDING,” think:

“Someone is buying this house, but the deal isn’t officially finished yet!” 🏡🔑

☀️🥵 THE HEAT IS ON!

We’re in for some seriously hot weather here in southwest Missouri, with heat index values expected to reach around 100–105° over the next several days. 🥵

A few reminders to help keep you and your family safe:

💧 Drink plenty of water — don’t wait until you’re thirsty!
🏠 Take breaks in the A/C and avoid staying outside for long periods.
🌅 Plan outdoor activities for early morning or evening when temperatures are lower.
👕 Wear lightweight, loose-fitting clothing.
🧴 Don’t forget sunscreen!
🐶 Check on your pets and make sure they have plenty of fresh water and shade.
👵👶 Check on elderly family members, young children, and anyone who may be more vulnerable to the heat.
🚗 NEVER leave children or pets in a parked vehicle, even for a few minutes.

⚠️ Know the signs of heat exhaustion: heavy sweating, weakness, dizziness, headache, nausea, and cool/clammy skin.

🚨 Heat stroke is an emergency. Confusion, loss of consciousness, seizures, or very hot skin are serious warning signs. Call 911 immediately.

And please remember: it’s okay to slow down! That yard work, house project, or outdoor chore can wait. Your health is more important. ❤️

Let’s make this super simple!

You want to buy a $200,000 house, but you don’t have $200,000 sitting in your bank account. 💰

So you go to a bank and say, “Can I borrow the money?”

The bank says, “Sure! But you’ll pay us back a little bit every month.” 🏦

Here’s what that looks like:

💵 Down Payment: The money YOU put toward the house upfront.

🏦 Mortgage Loan: The money the bank lends you to buy the house.

📅 Monthly Payment: The amount you pay each month toward your mortgage.

📈 Interest: What the bank charges you for borrowing its money.

🧾 Taxes & Insurance: These can also be included in your monthly payment.

So basically…

The bank helps you buy the house now, and you pay the bank back over time. 🏡❤️

And yes, mortgages can sound confusing—but that’s what your lender and Realtor are here to help you understand!

Imagine you’re buying a new toy. The toy itself has a price tag, but when you go to the checkout, there are a few extra things you have to pay for to officially take it home.

Buying a house works the same way!

The price of the house is one thing, but closing costs are the extra fees needed to finish the purchase and officially make the home yours. 🏠

Closing costs can include things like:
✨ Loan fees
✨ Appraisal
✨ Title work
✨ Recording fees
✨ Insurance
✨ Prepaid taxes and other expenses

Think of it like this:

🏡 The house = the toy
💰 Your down payment = what you pay toward the toy
🧾 Closing costs = the checkout fees that help complete the purchase
