POV: your tenant backs into your gas meter….. This caused a gas leak in the crawl space and the city shut everything down. We had to replace the entire system for $1,500. City required vehicle protection before they’d sign off, so we installed 2 concrete-filled steel bollards.
If you own rentals, check where your gas meters are. This could’ve been way worse.

They stole ALL the wiring.…………………
and cut out the panel WHILE IT WAS HOT 😳⚡️

When we bought this $30k North Springfield rehab, every wire was gone. The entire electrical panel was ripped out live.
Here’s the full electrical overhaul we just got approved:
✅ All-new 200A panel (upgraded)
✅ Complete rewire throughout the house
✅ Converted gas to electric for long-term simplicity
✅ Can lights in every room, new switches + outlets
✅ New HVAC hookups
Next: we pull the temp power pole and get permanently hooked up.

Jojo and Mason closed at Hogan today on one of our flips on the northwest side of Springfield.

Garrett spent the day filming content and listing videos with local agent and investor Kirby Nie at his latest project.

Hunter spent the day with his family celebrating his wife’s birthday. Happy birthday, Haley!

Different schedules today, but a great way to wrap up the week!
