🚨 Thinking about making Florida your home? Timing may matter more than ever.

This November, Florida voters will decide on a proposed constitutional amendment that could significantly reduce property taxes for many primary homeowners.

Some of the highlights include:

✔️ The Homestead Exemption would increase from $50,000 to $150,000 beginning in 2027.
✔️ It would then increase to $250,000 beginning in 2028.
✔️ The expanded exemption would apply to qualifying homesteaded (primary residence) properties.
✔️ A phased reduction in many non-school property taxes for homesteaded properties.
✔️ Those who establish Florida residency by December 31, 2026, could qualify immediately if the amendment passes.
✔️ Those who become Florida residents on or after January 1, 2027, could be required to wait up to five years before receiving the full increased exemption.

If you’ve been thinking about relocating to Florida, waiting could come with a significant financial cost.

Sometimes the most important part of a showing isn’t what makes it into the video.

Today was another reminder that buying a home is about so much more than beautiful kitchens, designer finishes, or great views. It’s about helping someone picture their life there while also noticing the details that could impact them long after closing.

During every showing, I’m looking beyond the obvious—how the home flows, the condition, the neighborhood, future resale potential, and whether it truly fits my client’s goals. Sometimes the right answer is moving forward, and sometimes it’s having the confidence to walk away.

The best homes aren’t always the most expensive or the most impressive. They’re the ones that feel right for the people who will call them home.
